Pet Allergens

Cats and dogs produce allergens that pose a health threat to certain individuals.

Modes of Transmission

Cat dander consists of microscopic pieces of cat skin that have dried, flaked off and become airborne. Shed dander can land on and stick to bedding, curtains, carpeting, and other surfaces, including people’s skin and clothing. It contains Fel D1, a glycoprotein found in the cat’s sebaceous glands, located under their skin, and, to a lesser extent, it is found in cats’ saliva and urine. Fel D1 can cause rapid allergic reactions in sensitive individuals. Unlike cats, the dogs’ allergen, Can F1, is found in higher concentrations in their saliva than in their sebaceous glands.

Facts and Figures

  • More people are allergic to cats than they are to dogs. This may be due to the severity of the allergen Fe D1, or because dogs are generally bathed regularly, whereas cats are not.
  • Between 6 and 10 million Americans are allergic to cats, and approximately one-third of them have cats in their homes.
  • Animal dander, hair, and other organic debris in homes can also result in a significant increase in the level of dust mites, mite feces and other allergenic insect parts.
  • Allergens may be found months or years after a pet has been removed from a house.
  • Pet-borne allergens commonly infiltrate places where pets have never been present, such as schools, workplaces, and other public spaces. Since dander allergens are sticky, they can be transported to these places on the clothing of pet owners.
  • Animal hair, despite popular belief, is not considered to be a significant allergen. However, hair can collect pollen, dust, mold, and other allergens.
  • There are no “non-allergenic” breeds of dogs or cats. Some breeds of both species, however, are believed to be hypoallergenic; anecdotal reports claim that the Siberian, rex and sphynx cat breeds are less likely to provoke an allergic attack than most other cats. Similarly, dog breeds, such as poodles and schnauzers, have been reported to be less allergenic. None of these claims has been validated scientifically.

Cat and Dog Allergy Symptoms

These include:

  • itching;
  • sneezing and congestion;
  • redness, itching, swelling and watering of the eyes;
  • post-nasal drip, itching or hoarseness, and the need to clear the throat often;
  • itchy rashes or hives;
  • itching, plugging or popping in the ears; and
  • coughing, wheezing, tightness in the chest, frequent bronchitis, and a shortness of breath.

How to Test If a Cat or Dog Has Been in a Building

Pets are forbidden by many lease agreements, which may then be violated by tenants who secretly house cats or dogs. Also, cats may visit a residence at night to forage for food or gain shelter. The following detection methods may be used:

  • Smell for the animal. If the cat is an indoor cat, a litter box must have been used somewhere in the building, and they almost always produce an odor. Even after they are removed, the smell from a litter box may linger for quite some time. If a male cat was present in the building and he has urinated on or “marked” any areas, the odor will be very strong.
  • Look for hair. Somewhere in the building, especially where the cat likes to sleep or rest, there will be large amounts of hair.
  • Use a blacklight to check for pet urine.

Cleaning Tips for Buildings Previously Occupied by Cats and Dogs

Inspectors may be asked about pet-allergen cleanup by clients who are looking to buy a home but are concerned about the air quality in their prospective new home. The following suggestions may be offered:

  • Obtain a thorough, professional duct cleaning.
  • Commercially steam-clean, professionally dry-clean, or use very hot water to launder clothing.
  • Wash and use a HEPA vacuum for interior surfaces. Note that ordinary vacuum cleaners, which cause allergenic particles to become airborne, are ineffective and may even worsen the problem for sensitive occupants.

Advice for Clients with Pets

A combination of approaches—medical control of symptoms, good housecleaning and planning—is most likely to succeed in allowing an allergic person to live with pets. For allergic clients who won’t give up their pets, inspectors can pass on the following tips:

  • Take allergy medication. Most fall under one of the following three categories:
    • antihistamines, such as over-the-counter Claritin or Benadryl, or the prescription drugs Allegra or Zyrtec;
    • decongestants, such as OTC Sudafed or prescription Allegra-D; or
    • prescription steroids, such as Flonase or Nasonex sprays.
  • Get allergy shots. These are not always effective, however, and completing treatment can take years.
  • Bathe your pet on a weekly basis. Cats can get used to being bathed, but it’s critical to only use products labeled for them.
  • Keep the pet outdoors as much as possible.
  • Allergic individuals should not hug, pet or kiss their pets.
  • Have your pet spayed or neutered. The allergen produced by a cat is highest in unaltered males and lowest in altered males.
  • Remove clothing worn after grooming or playing with pets.
  • Litter boxes should be placed in an area unconnected to the air supply to the rest of the home, and should be avoided by allergic individuals.
  • Design a cleaning regimen that can substantially reduce those levels, ranging from discarding materials to HEPA-vacuuming to washing certain surfaces.
  • Maintain adequate ventilation.
  • Remove as much carpet from the home as is feasible. The less dander-catching furnishings, such as cloth curtains and blinds, the better.
  • Clean frequently and thoroughly to remove dust and dander, washing articles such as couch covers and pillows, curtains and pet beds.
  • Create an “allergy-free” zone in your home—preferably, the allergic person’s bedroom—and strictly prohibit the pet’s access to it. Consider using impermeable covers for the mattress and pillows.
  • Keep pets off furniture, especially upholstered furniture where dander can be easily transferred.

In summary, irritation and contamination caused by pet allergens can be limited by proper care of their hygiene, homes and owners.

Manufactured Housing and Standards

The term “manufactured home” was adopted in 1980 by the the U.S. Congress to describe a type of house that is constructed in a factory to comply with a building code developed by the Department of Housing and Urban Development (HUD). In the past, manufactured homes were called “mobile homes,” a term that many people still use. However, “mobile” is no longer an accurate name because fewer than 5% of such homes are ever moved off the owner’s original site.

Warranties and Other Protections for the Home Buyer

Federal standards and written warranties protect buyers of manufactured homes. Every manufactured home now offered for sale has a small red and silver seal that certifies that the home has been inspected during construction and meets federal home construction and safety standards. These standards were developed to assure a suitable level of performance in every manufactured home constructed in the U.S. Such standards, together with the manufacturers’ warranties, serve to protect you — the home buyer.

Federal Construction and Safety Standards

Since mid-1976, all manufactured homes have been constructed to meet the federal building standards adopted and administered by HUD. This national code is called the National Manufactured Home Construction and Safety Standards. The code regulates manufactured home design and construction, strength and durability, fire-resistance, and energy-efficiency. It also prescribes the performance standards for the heating, plumbing, air conditioning, thermal, and electrical systems. The National Manufactured Housing Construction and Safety Standards Act also requires that you receive a homeowner’s manual when you buy your home. This manual will explain, among other things, what to do if something goes wrong with your home. Some of the important subjects covered in the homeowner’s manual include general maintenance, safety (including a fire-safety checklist), and state agencies involved in enforcing the federal manufactured home standards.

The Manufacturer’s Warranty

Warranties vary among different manufacturers. Ask to see the warranties on the manufactured homes that interest you and compare them before you buy. All retailers are required to have copies of the manufacturers’ warranties that are offered on the homes they sell, and they will make them available to you if you ask to see them. By reading the warranty before you buy your home, you can make sure the home you buy is covered by the kind of warranty protection you want.

When you buy your manufactured home, you will receive the manufacturer’s written warranty from your retailer. The manufacturer’s written warranty usually covers substantial defects in workmanship in the structure, including factory-installed plumbing, heating, and electrical systems, and factory-installed appliances (and these also may be covered by appliance warranties). It is important to understand that the manufacturer’s warranty will not provide coverage for problems resulting from lack of proper installation or maintenance, accidents, owner’s negligence, or unauthorized repairs. Therefore, to make sure that your home’s warranty will be honored, carefully follow the manufacturer’s instructions for installing, maintaining and repairing your home. In many cases, the retailer will perform service under the manufacturer’s warranty. However, it is the manufacturer who has the final responsibility. Be aware that if the retailer must order parts from the manufacturer to make a warranty repair, shipping and delivery of those parts may affect the amount of time it takes to get service. Before you buy your manufactured home, ask to see the written warranties offered on the homes that the retailer sells. Manufacturers warranties cover many, but not all, types of potential problems.

The answers to the following questions should help you get the kind of warranty protection you want:

  • What warranties come with the manufactured home? You may get warranties from the home manufacturer, the retailer, the transporter, the installer, and the appliance manufacturers.
  • What exactly does each of these warranties cover? What don’t they cover?
  • Do the manufacturer’s or retailer’s written warranties on the home cover transportation and installation? If not, are installation and transportation covered by separate, written warranties?
  • How long do the warranties last?
  • How do you get warranty service?
  • Who will provide service under the warranties?
  • Where will the warranty service be performed?

Consider these important questions about warranty coverage before you decide which home to buy. “Implied warranties” are unspoken, unwritten promises created by state law. Ask to see all warranties in writing. Make sure you understand who offers the warranty, who performs the service, and what is and is not covered before selecting and buying your manufactured home. In addition to any written warranty offered by the manufacturer, you may have certain “implied warranties” when you buy a manufactured home. An implied warranty includes the unspoken, unwritten promise that a product is fit to be sold and used for its intended purposes–for example, that a manufactured home is fit to be sold and lived in. Such implied warranties protect you even if no written warranty is offered by the manufacturer or retailer. Most states allow sales that exclude implied warranties (or “as is” sales). However, some states do not permit a seller to exclude or limit implied warranties. Contact your state or local consumer protection office to ask about implied warranty protections in your state. When buying a manufactured home, especially a used one, make sure you know whether it is being sold “as is” — with no implied or written warranty.

The Retailer’s Warranty

A retailer may offer a written warranty on a home. Written warranties are not alike. But, typically, the retailer’s warranty will tell you the terms of the warranty, what you must do to keep the warranty in effect, what you can reasonably expect from the retailer, and that the home has been installed according to manufacturer specifications and local regulations. The warranty also will guarantee that the home has a HUD inspection seal, and that optional appliances and equipment have been properly installed. Remember to ask to see the retailer’s warranty before buying to check on what it does and does not cover. You should know that a retailer’s warranty will not provide coverage for problems that arise from owner’s negligence, failure to provide proper notice for service, and unauthorized repairs.

Appliance Warranties

The appliances in your home will also be covered by warranties. In many cases, these warranties, along with use and care manuals, are provided by the individual appliance manufacturers. In addition, some states require that the home manufacturer’s warranty cover the appliances that come with your home. Read the appliance warranties and note the duration and terms. In addition, check instructions in the warranty about how to get service. In most cases, the quickest service can be obtained from the appliance manufacturer’s authorized service centers. Check the use and care information on the appliance warranties for a list of such service centers or service agents. However, if warranty service is not available from the appliance manufacturer or its servicer, contact your retailer for assistance. The home manufacturer’s warranty, if any, may provide warranty service for your problem. The retailer may offer a written warranty, but not everything will be covered.

Placement and Selection of Your Manufactured Home

Manufactured homes offer a wide variety of styles and prices. There is a manufactured home to fit almost every budget. Some models are designed for those whose budgets limit them to a lower-cost home. Other models have such higher-priced features as cathedral ceilings, formal dining rooms, and wood-burning fireplaces. The home can be a single-section unit or a larger multi-section unit. Multi-section homes come from the factory in two or more parts that are joined at the site. A single-section home comes from the factory as one complete unit. With more than 150 companies building manufactured homes in more than 400 factories, and with manufactured home sales centers located throughout the United States, you have an opportunity to choose from a wide variety of home styles.

Placing Your Manufactured Home

Before you select and buy your home, you should decide where it will be located. There are three basic options you can consider. First, you could plan to place your manufactured home on land you own or intend to buy. If you choose this option, you must consider zoning laws, restrictive covenants, and hookup regulations. Such restrictions may prevent you from placing a manufactured home on a particular piece of land. Second, you could plan to place your manufactured home on a leased homesite in a manufactured housing development, in which case the company managing the development will normally take care of these considerations. Third, you could decide to buy a home already on a homesite in a planned community. Then, of course, you would not be faced with the typical placement concerns.

Placing Your Home on Your Own Land

If you own or plan to buy land for your manufactured home, there are several matters you should consider.

  • zoning: In cities and suburban areas, and in some semi-rural areas, you may face zoning requirements that must be met. In certain areas, there may be a prohibition against manufactured homes, or certain requirements regarding their size and exterior appearance. You can find out if there are any restrictions or requirements by contacting the local community’s planning and land use department. Consult your local telephone directory for the office nearest you.
  • restrictive covenants: These are limitations in property deeds that control how you can use the land. These may include a requirement that homes be a certain size, or a prohibition that lands not be used for certain purposes. The title search, conducted when you buy the land, may reveal information about such restrictions. Sometimes, however, the restrictions are described in ways that are difficult to understand. You may want to check with an experienced real estate attorney to see if there are any restrictive covenants that would keep you from placing your home on the land you are considering.
  • utilities: Although a manufactured home comes complete with plumbing, electrical, and heating systems, it must, like all homes, be connected to electrical, water and sewage facilities. If your site is in a well-developed area, all necessary utilities may be available, subject to connection charges. Find out exactly what utilities are available and how much it will cost to connect your home to all utility sources. Contact your local public utilities division for information about utility services in your area. Make sure that the applicable zoning laws and the deed on your land will allow a manufactured home to be placed there.

Placing Your Home in a Rental Community

You may want to place your home on a leased site in a community especially planned for manufactured housing. Placing your home in such a community usually involves fewer practical problems. If you are interested in a rental community, visit the ones in the area where you wish to live. In addition, some manufactured home retailers may operate their own rental communities, so you may wish to ask the retailer for information and advice about them. Find out what each community offers and the differences among them, including the financial aspects, such as rental and installation costs and any miscellaneous service charges. There also are several questions you will want to ask before deciding upon a particular rental community.

  • Is a written lease required and, if so, for how long?
  • What are the charges for utility connections or other services?
  • Do the community’s rules require that it be responsible for installing your home, or can you let your retailer do the job?
  • What charges will be made for installation? Who will be responsible for ground maintenance, snow removal, refuse collection, street maintenance, and mail delivery?
  • What are the community’s rules and regulations? For example, are pets prohibited? Can you accept and live with such rules?
  • Are there any special requirements or restrictions when you sell your home?
  • Are there any provisions to protect you if the owner of the manufactured home community where you lease your homesite sells the property for another purpose?

Here are some issues regarding utilities that you must consider when placing your manufactured home in a rental community:

  • electrical facilities: Electricity is usually available in all areas. But if the area where you plan to live does not have ready access to electric power, connection could be quite expensive. Check with the local power company to find out whether electricity is readily accessible.
  • water facilities: In many locations, there may not be local government-supplied water lines. If there is no water, you may have to drill a well. Do not assume that all drilling will provide water. Check with a local well-drilling company about costs and whether success is guaranteed. Also, check with local health authorities to make certain there are no problems with the quality of the water in the area.
  • sewage facilities: Many areas still rely on septic tank systems instead of a city or county sanitary sewage system. If you cannot connect your home to a sewage system, you must check with local authorities about installing a septic tank. Properly installed septic systems can work quite well. But sometimes they cannot be used, for example, where there is soft ground that is not able to absorb the discharged waste. For more information, contact the local health department or the office responsible for granting building permits.

Buying a Manufactured Home in a Planned Community

You may want to consider another alternative and buy a home that already is located in a planned community. As with a rental community, there are fewer practical problems involved because you do not have to concern yourself about placement. Be sure to check into the costs, services, and rules of any planned community before you buy. You should consider the matters such as who is responsible for utility connections, if there will be any restrictions on resale of your home, and whether you can live with that community’s rules.

Choosing a Manufactured Home

There are several matters you may want to consider when choosing a home.

  • How do I want my home to look?

You may select from a variety of exterior designs, depending upon your taste and your budget. External siding options come in a variety of colors and materials, including metal, vinyl, wood and hardboard. You also may select such outside design features as a bay window, a gable front, or a pitched roof with shingles. Awnings, enclosures around the crawlspace, patio covers, decks, and steps also are available.

  • What size home and floor plan do I want or need?

Manufactured homes are available in a variety of floor plans that include spacious living rooms, dining rooms, fully equipped kitchens, one or more bedrooms, family rooms, and utility rooms. Depending upon your needs and the size of your lot, you can choose a single-section home plan or a larger multi-section design. Homes range in size from 400 to 2,500 square feet.

  • Check state laws.

They may limit the movement of your home after installation. If there is a chance that you might relocate your home to another state, find out about state laws covering transportation of manufactured homes. Some states, particularly eastern states, have certain regulations, such as weight, size or width limitations, that may prevent you from moving your home. Before you purchase, check with the appropriate authorities in the states through which you may want to transport your home. If you do move your home, you will be faced with extra expenses. Besides transporting costs, which include licensing fees to take your home through a state, you will have the cost of foundation construction, installation, and utility hookups.

  • What interior options and features are available?

Manufactured homes have many options and features for a variety of floor plans. You can also choose color and quality options for carpets and wall coverings, and you can choose other features, such as custom cabinets, window designs, and wood-burning fireplaces. Some home models and manufacturers offer more custom options than others. Ask your retailer what options are offered on the homes they sell.

  • What appliance packages are available?

Most manufactured homes are sold with a refrigerator and range. But some appliance packages may include a microwave oven, trash compactor, garbage disposal, washer/dryer, and built-in indoor grill. Central air conditioning also is an option. Be sure your energy package is designed for the climate zone where your home is located.

  • What energy-efficiency options are available?

The National Manufactured Home Construction and Safety Standards require separate energy-efficiency levels for the three different temperature zones of the United States. However, you may wish to increase your home’s energy-efficiency. There are a variety of optional energy packages available, such as increased insulation, double- and triple-glazed windows, sheathing products, self-storing storm windows, and high-efficiency water heaters, furnaces, refrigerators, and air conditioners. Ask your retailer about available energy-saving features and their costs. You should especially note the “Heating Certificate,” which specifies the temperature zone for which the home is designed, and the “Comfort Cooling Certificate,” which specifies the appropriate central air-conditioning system for the home. Both certificates are located on the inside of the home. You should not place your home in a climate zone for which it was not designed.

  • What written warranty coverage is offered on the home, its transportation, and its installation on the homesite?

Nearly all manufacturers offer a written warranty on the home itself. There are, however, important differences among warranties. For example, manufacturers’ warranties may exclude coverage of installation and transportation, although reliable retailers or contractors usually offer written warranties on these services. Although you may never need such warranty services, it is a good idea to check the coverage of any warranties that are offered before you buy.

Buying a Manufactured Home

Most likely, you will buy your home from a retail sales center, although today, in some states, you also could buy your manufactured home from a real estate agent if the home is already located in a community. Some retail sales centers are owned and operated by a home manufacturing company, but most retail businesses are independently owned and operated. They sell homes built by several manufacturers. You should use as much care in choosing your retailer as you do in choosing your home and its features. This is because the retailer will help you choose your home and, if you wish, custom-order it from the factory. In addition, the retailer will usually be the one responsible for having your home delivered and installed. The retailer may also arrange for financing and insurance for your home. Finally, after you move into your home, your retailer will likely be the person you contact for warranty service.

One of the best ways to find a reputable retailer is to talk with friends who live in manufactured homes and get their recommendations. You also might ask them to recommend a home manufacturer. You may wish to contact your local Better Business Bureau to find out if a particular retailer or manufacturer has a record of unsettled or unresolved complaints on file. You may  also wish to contact your state manufactured home association and request the names and addresses of manufacturers or retailers in your area. Compare warranties offered by various manufacturers and retailers.

Site Preparation, Transportation and Home Installation

Proper site preparation and installation are necessary for comfort, durability, and correct functioning of your home. Make sure the transporting company warrants its services in writing. Before your home is installed, you must ensure that the site has been prepared properly. If you are placing your home on your own land, your retailer can provide advice on how to prepare the site. If you will be living in a rental community, the community manager will probably take care of site preparation. Before signing your lease, ask about this and any other costs.

Site Preparation

If you are having your home installed on your own land, you are responsible for site preparation. However, it is a good idea to ask your retailer (or whoever is going to install your home and warrant the installation) to inspect the site prior to installation to make sure that everything has been prepared properly. As always, a qualified InterNACHI inspector should be hired. Here are some guidelines that must be followed in preparing the site:

  • The site must be accessible by the truck transporting your home.
  • The site must be as level as possible.
  • The precise site area must be cleared of trees, rocks, and any other surface debris.
  • The soil must be graded and sloped for water runoff.
  • The soil must be compacted so that the foundation will not sink or shift on loose earth-fill.

Although you may be able to do some work yourself, such as removing trees and shrubs, most site-preparation tasks, such as grading and compacting the soil, require technical expertise. You will need to contract for expert assistance to ensure that your home is installed on firm land that adequately drains.

Transporting Your Home

In most instances, your home will be transported first from the factory to the retail sales center. At the center, your retailer will use a checklist to make sure your home has arrived undamaged, and if any problem occurred while your home was being transported from the factory, it will be repaired before delivery to your homesite. If any damage occurs while the home is being transported to your site, the company transporting your home is usually responsible. Therefore, you should check for damage as soon as your home is delivered. If you find any damage, contact the transporting company immediately. If you allow your home to be transported by a company that does not provide a written transportation warranty, it may be difficult to obtain free repairs, if any are necessary. Therefore, before you purchase your home, make certain that the transporting of your new home is protected by a written warranty.

Installing Your Home

After you have chosen the retailer and your home, have complied with local building and zoning requirements, have obtained state inspections (when necessary), have properly prepared the site, and have received adequate warranty protection on the home and its transportation and installation, you are ready to have your home installed on a homesite. This also requires careful attention.

Every manufacturer is required by the federal standards to provide instructions for installing your home. However, the actual installation typically is not within the manufacturer’s control. Therefore, the installation of your manufactured home is not covered by the manufacturer’s warranty. These cautions are not designed to worry you but, rather, to alert you to the importance of installation. Hundreds of thousands of manufactured homes are installed on sites each year without major problems. You should not have problems if your home is installed by a reliable retailer or by a company that specializes in manufactured-home installation. Check for damage as soon as your home is delivered, and report any problems to the retailer or transporter as soon as possible. The manufacturer’s written warranty on the home generally will not cover problems that are caused by improper installation. Usually, the retailer will install your home or will contract with a professional installation crew to do the work. In most cases, the price of your home will include the cost of installation by such qualified professionals. Be sure to check this with your retailer before you sign the sales contract. If installation is not included in the price, you may have to contract with a separate company to install your home. Ask your retailer for the names of such companies.

Clarify in writing what installation services are provided, who is providing them, and who warrants the work. The retailer should spell out, in writing, the full scope of installation services that are included in the price of your home. This should assure you that everything is covered and that there will be no misunderstandings about who is responsible for what. Regardless of whether the retailer or a separate company installs your home, you should follow several guidelines.

  • Discuss with the contractor the steps involved in installation so that you understand them.
  • Have the contractor write these steps into the contract.
  • Ask if there is a written warranty covering your home’s installation. If not, then ask to have it put in writing.

By following these guidelines, you will know exactly what you are paying for, how to check your home to see that the work has been done properly and, equally important, what kind of warranty protection covers each step. Installing your home involves six steps. The price of your home usually includes all of these steps. Therefore, ask to see an itemized list (in writing) before signing the contract to purchase your home.

1. Transporting Your Home From the Retailer’s Sales Center to Your Homesite:

The manufacturer normally is responsible for transporting the home from the factory to the retailer, and the retailer is usually responsible for getting the home to your land. However, if the roads are not adequate or there are obstacles that will make it difficult to get the home to your site, your retailer may be unable to accept responsibility for delivering your home. Be sure to check the route to your homesite for such things as low-hanging tree limbs and loose rocks.

2.  Constructing a Foundation for Home Placement:

In addition to following the manufacturer’s instructions and complying with local law, find out if the institution financing your home (or the rental community in which you place your home) has foundation requirements. The Federal Housing Administration (FHA) and Veterans Administration (VA) also have special foundation requirements. Remind your retailer about the kind of financing you are using so that all applicable foundation requirements will be met. If you place your home on your own property, you have the option of choosing from a number of different foundation types. Several types of foundations are available, from concrete slabs to full basements. Remember, local codes reflecting the different climates and soil conditions must be followed. A professional installer will know which foundation codes are required by local law or what is required by your financing institution.

3.  Leveling Your Home:

It is essential that an experienced crew installs your home to assure that it is leveled correctly. Leveling is one of the most important steps in setting up your home. It must be done according to the manufacturer’s specifications. If your home is not level on its foundation, the weight of the home will not be distributed evenly. Poor leveling could result in such problems as doors that do not open and close easily, or floors or walls that buckle. If any of these problems do occur because your home was not properly leveled, the manufacturer’s warranty will not cover the repairs. Remember that the manufacturer’s warranty only covers problems resulting from faulty construction. Insist on walking through the home before the installation crew leaves to check for signs that your home may not be level. Leveling is critical and must be performed by a professional crew. After installation has been completed and you have checked out the installed home, it is very important to periodically re-check the leveling of your home. This is important because, over time, such things as foundation supports may settle unevenly and create an un-level condition. Such conditions can, in extreme cases, cause serious damage to the walls and floors. Normally, you should re-check leveling about 60 to 90 days following installation and, perhaps, once a year after that.

4.  Securing Your Home to the Foundation:

It is not sufficient to merely place your home on a properly constructed foundation. There are certain minimum requirements that should be met. To ensure that your home does not shift and become damaged, it must be anchored to the ground, according to the manufacturer’s instructions or as required by local codes. Anchoring should prevent severe winds from damaging your home. Although your home will come with instructions for properly securing it to its foundation, anchoring is not a do-it-yourself project. Talk with your retailer about anchoring, and be sure that your home’s installation includes this very necessary step. Anchoring your home to the ground should be done by experts.

5.  Finishing Your Home:

Once your home is secured to the foundation, finishing work may be needed, such as an enclosure around the crawlspace or landscaping. If your home is a multi-section, finishing may include applying molding and joining carpet on the interior, or completing work on the exterior siding.

6.  Connecting Your Home to Utilities:

Installation services should include connecting your home to the necessary water, electrical, gas, and sewage lines. If this is not included in your installation price, you will have to contract for these services yourself. Your retailer can tell you how to make arrangements for utility connections. Alternatively, you can obtain the information from the local government agency that oversees building permits.

Inspection of Your New Manufactured Home

When you take possession of your new home, the first thing to do is to check it over thoroughly. It is important to discover problems early and report them to the retailer or the installer within the warranty’s time limits.

Installation Inspection

First, check to see that your home was installed properly. If you are present during installation, ask the installation crew manager to walk through your home with you to assist in identifying problems and to answer your questions. Open and close all interior and exterior doors. If a door does not open and close smoothly, it may indicate a need for a minor hinge adjustment, but it also may be a sign that the home is not level. Immediately call this to the attention of the person responsible for installation. Also, examine the entire house. Look at the walls, the floors, and the ceilings. Be certain that all faucets and appliances work.

General Inspection

You will want to make your inspection of the home in an organized way. A good strategy is to inspect the outside of your home first, and then check the interior, carefully going through each room. Many manufacturers provide a checklist in the owner’s manual of items you should inspect. You should fill out the checklist and return it to the manufacturer as soon as possible. As you make your inspection, jot down on paper every item you think requires service. When you are finished, make copies of the list — one for yourself, one for your retailer, and an extra copy for the manufacturer. It is also a good idea to put the date of your inspection on the list. Carefully inspect your home for any problems as soon as it is installed; make sure that it is level — check doors, windows and drawers. Remember that installation is the key to durability and the proper functioning of your home.

Choosing the Right Home Inspector in Temecula, Murrieta. Lake Elsinore and surrounding areas.

Buying a home?  It is probably the most expensive purchase you will ever make.  This is no time to shop for a cheap inspection.  The cost of a home inspection is very small relative to the home being inspected.  The additional cost of hiring an InterNACHI-certified inspector is almost insignificant.

You have recently been crunching the numbers, negotiating offers, adding up closing costs, shopping for mortgages, and trying to get the best deals.  Do not stop now.  Do not let your real estate agent, a “patty-cake” inspector, or anyone else talk you into skimping here.  InterNACHI-certified inspectors perform the best inspections by far.

Why You Need Homeowner’s Insurance

The largest, single investment most consumers make is in their homes. The consumer can protect their home, possessions, and liability with a homeowner’s insurance policy. The homeowner’s insurance policy is a package policy that combines more than one type of insurance coverage in a single policy. There are four types of coverages that are contained in the homeowner’s policy: dwelling and personal property; personal liability; medical payment; and additional living expenses.

Property Damage Coverage

Property damage coverage helps pay for damage to your home and personal property. Other structures, such as a detached garage, a tool shed, and any other building on your property are usually covered for 10% of the amount of coverage on your house.

Personal property coverage will pay for personal property, including household furniture, clothing, and other personal belongings. The amount of insurance coverage is usually 50% of the policy limit on your dwelling. The coverage is also limited by the types of loss listed in the policy. The coverage only pays the current cash value of the item destroyed, unless you purchase “replacement cost” coverage. Your homeowner’s policy also provides off-premises coverage. This means that the policy covers your belongings against theft even when they are not inside your home.

Personal Liability Coverage

Homeowners’ policies provide personal liability coverage that applies to non-auto accidents on and off your property if the injury or damage is caused by you, a member of your family, or your pet. The liability coverage in your policy pays both for the cost of defending you and paying for any damages that a court rules you must pay. Liability insurance does not have a deductible that you must meet before your insurer begins to pay losses. The basic liability coverage is usually $100,000 for each occurence. You can request higher limits that are available for an additional cost.

Medical Payment Coverage

Medical payment coverage pays if someone outside your family is injured at your home, regardless of fault. This includes payment for reasonable medical expenses incurred within one year from the date of loss for a person who is injured in an accident in your home. The coverage does not apply to you and members of your household. The medical-payments portion of your homeowner’s policy will also pay if you are involved in the injury of another person away from your home in some limited circumstances. Medical payments coverage limits are generally $1,000 for each person.

Additional Living Expenses

If it is necessary for you to move into a motel or apartment temporarily because of damage caused by a peril covered in your policy, your insurance company will pay an amount up to 20% of the policy limit on your dwelling for these expenses. If you move in temporarily with a friend or relative and do not have any extra expenses, you will not be paid any addditional living expenses by your insurance company.

Home Business

If you operate a home business full- or part-time, you might be uninsured and not realize it. Many home business owners believe that their homeowner’s insurance policy covers all of their home business needs. You should not assume that your homeowner’s insurance policy will cover your home business. Your homeowner’s policy may provide coverage, but probably only a maximum of $2,500 for business equipment in the home, and $250 away from the premises.

The price you pay for your homeowner’s insurance can vary by hundreds of dollars, depending on the insurance company you buy your policy from. Here are some things to consider when buying homeowner’s insurance.

1. Shop around.

It will take some time, but could save you a good sum of money. Ask your friends, check the Yellow Pages, and contact your state insurance commission. The National Association of Insurance Commissioners has information to help you choose an insurer in your state, including complaints that are filed by consumers. States often make information available on typical rates charged by major insurers, and many states provide the frequency of consumer complaints by company. Also check consumer guides, insurance agents, companies, and online insurance quote services. This will give you an idea of price ranges and tell you which companies have the lowest prices. But don’t consider price alone. The insurer you select should offer a fair price and deliver the quality of service you would expect if you needed assistance in filing a claim. So, in assessing service quality, use the complaint information from state regulatory agencies and talk to a number of insurers to get a feeling for the type of service they provide. Ask them what they would do to lower your costs. When you’ve narrowed the field to three insurers, get price quotes.

2. Raise your deductible.

Deductibles are the amount of money you have to pay toward a loss before your insurance company starts to pay a claim, according to the terms of your policy. The higher your deductible, the more money you can save on your premiums. Nowadays, most insurance companies recommend a deductible of at least $500. If you can afford to raise your deductible to $1,000, you may save as much as 25%. Remember, if you live in a disaster-prone area, your insurance policy may have a separate deductible for certain kinds of damage. If you live near the coast in the East, you may have a separate windstorm deductible; if you live in a state vulnerable to hailstorms, you may have a separate deductible for hail; and if you live in an earthquake-prone area, your earthquake policy has a deductible.

3. Don’t confuse what you paid for your house with rebuilding costs.

The land under your house isn’t at risk from theft, windstorm, fire and the other perils covered in your homeowner’s policy. So don’t include its value in deciding how much homeowner’s insurance to buy. If you do, you will pay a higher premium than you should.

4. Buy your home and auto policies from the same insurer.

Some companies that sell homeowner’s, auto and liability coverage will take 5% to 15% off your premium if you buy two or more policies from them. But make certain this combined price is lower than buying the different coverages from different companies.

5. Make your home more disaster-resistant.

Find out from your insurance agent or company representative what steps you can take to make your home more resistant to windstorms and other natural disasters. You may be able to save on your premiums by adding storm shutters, reinforcing your roof, and buying stronger roofing materials. Older homes can be retrofitted to make them better able to withstand earthquakes. In addition, consider modernizing your heating, plumbing and electrical systems to reduce the risk of fire and water damage.  Even small measures, such as keeping a fire extinguisher in your kitchen, will often qualify you for a discount on your premiums and save you money in the long run.

6. Improve your home security.

You can usually get discounts of at least 5% for a smoke detector, burglar alarm and dead-bolt locks. Some companies offer to cut your premium by as much as 15% to 20% if you install a sophisticated sprinkler system and a fire and burglar alarm that rings at the police, fire or other monitoring stations. These systems aren’t cheap, and not every system qualifies for a discount. Before you buy such a system, find out what kind your insurer recommends, how much the device would cost, and how much you’d save on premiums.

7. Seek out other discounts.

Companies offer several types of discounts, but they don’t all offer the same discount or the same amount of discount in all states. For example, since retired people are at home more than working people, they are less likely to be burglarized and may spot fires sooner, too. Retired people also have more time for maintaining their homes. If you’re at least 55 years old and retired, you may qualify for a discount of up to 10% at some companies. Some employers and professional associations administer group insurance programs that may offer a better deal than you can get elsewhere.

8. Maintain a good credit record.

Establishing a solid credit history can cut your insurance costs. Insurers are increasingly using credit information to price homeowners’ insurance policies. In most states, your insurer must advise you of any adverse action, such as a higher rate, at which time you should verify the accuracy of the information on which the insurer relied. To protect your credit standing, pay your bills on time, don’t obtain more credit than you need, and keep your credit balances as low as possible. Check your credit record on a regular basis, and rectify any errors promptly so that your record remains accurate.

9. Stay with the same insurer.

If you’ve kept your coverage with a company for several years, you may receive a special discount for being a long-term policyholder. Some insurers will reduce their premiums by 5% if you stay with them for three to five years, and by 10% if you remain a policyholder for six years or more. But make certain to periodically compare this price with that of other policies.

10. Review the limits in your policy and the value of your possessions at least once a year.

You want your policy to cover any major purchases or additions to your home. But you don’t want to spend money for coverage you don’t need. If your five-year-old fur coat is no longer worth the $5,000 you paid for it, you’ll want to reduce or cancel your floater — defined as extra insurance for items whose full value is not covered by standard homeowners’ policies, such as expensive jewelry, high-end computers and valuable art work — and pocket the difference.

11. If you are in a government plan, look for private insurance.

If you live in a high-risk area — say, one that is especially vulnerable to coastal storms, fires or crime — and have been buying your homeowner’s insurance through a government plan, you should check with an insurance agent or company representative, or contact your state commission of insurance for the names of companies that might be interested in your business. You may find that there are steps you can take that would allow you to buy insurance at a lower price in the private market.

12. When you’re buying a home, consider the cost of homeowner’s insurance.

You may pay less for insurance if you buy a house close to a fire hydrant or in a community that has a professional rather than a volunteer fire department. It may also be cheaper if your home’s electrical, heating and plumbing systems are less than 10 years old. If you live in the East, consider a brick home because it’s more wind-resistant. If you live in an earthquake-prone area, look for a wooden frame house because it is more likely to withstand this type of disaster. Choosing wisely could cut your premiums by 5% to 15%.

Check the CLUE (Comprehensive Loss Underwriting Exchange) report of the home you are thinking of buying. These reports contain the insurance-claim history of the property and can help you judge some of the problems the house may have. Remember that flood insurance and earthquake damage are not covered by a standard homeowner’s policy. If you buy a house in a flood-prone area, you’ll have to pay for a flood insurance policy that costs an average of $400 a year. The Federal Emergency Management Agency (FEMA) provides useful information on flood insurance on its Web site at www.fema.gov/nfip. A separate earthquake policy is available from most insurance companies. The cost of the coverage will depend on the likelihood of earthquakes in your area.

If you have questions about insurance for any of your possessions, be sure to ask your agent or company representative when you’re shopping around for a policy. For example, if you run a business out of your home, be sure to discuss coverage for that business. Most homeowners’ policies cover business equipment in the home, but only up to $2,500, and they offer no business liability coverage. Although you want to lower your homeowner’s insurance cost, you also want to make certain you have all the coverage you need.

Common Questions Asked by Homeowners About Insurance

If a fire, flood, earthquake, or some other natural disaster were to damage or destroy your home, would you have the right insurance coverage to rebuild your house? Based on the questions consumers ask most frequently, this list explains what is and is not covered in a standard homeowner’s policy. Where gaps in coverage exist, it tells you how to fill them. To simplify explanations, assume that you have a policy known as Homeowners-3 (HO-3), the most common type of homeowner’s policy in the United States. Find out what type of homeowner’s policy you have. If you have a different policy, you should review your options in question #17.

1.  Am I covered for direct losses due to fire, lightning, tornadoes, windstorms, hail, explosions, smoke, vandalism and theft?

Yes. The HO-3 provides broad coverage for these and other disasters or “perils,” as they are called in the policy, including all those listed in the question. You should check the dollar limits of insurance in your policy, and make sure you are comfortable with the amount of insurance you have for specific items. Also, if you live near the Atlantic or Gulf Coasts, there may be some restrictions on your coverage for wind damage. Ask your agent about windstorm/hurricane deductibles. In areas prone to hailstorms, you may have a specific hail-damage deductible.

2.  Are my jewelry and other valuables covered?

The standard policy provides only from $1,000 to $2,000 for theft of jewelry. If your jewelry is worth a lot more, you should purchase higher limits. You may wish to add a floater to your policy to cover specific pieces of jewelry and other expensive possessions, such as paintings, electronic equipment, stamp collections and silverware, for example. The floater will provide both higher limits and protect you from additional risks not covered in your standard policy.

3.  If my house is totally destroyed in a fire and I have $150,000 worth of insurance to cover the structure, will this be enough to rebuild my home?

If the cost of rebuilding your home is less than or equal to $150,000, you would have enough coverage. The HO-3 policy pays for structural damage on a replacement-cost basis. If the cost of replacing your home is, say, $120,000, then that is all the insurance you need. On the other hand, if the cost of rebuilding your home is $180,000, then you will be short $30,000.

If you live in an area that is frequently hit by major storms, ask your insurance company about an extended or guaranteed replacement-cost policy. This will provide a certain amount over the policy limit to rebuild your home, so that if building costs go up unexpectedly due to high demand for contractors and materials, you will have the extra funds to cover the bill.

If you choose not to rebuild your home, you will receive the replacement cost of your home, less depreciation. This is called “actual cash value.” You should make sure that the amount of insurance you have will cover the cost of rebuilding your house. You can find out what this cost is by talking to your real estate agent or builders in your area.

Do not use the price of your house as the basis for the amount of insurance you purchase. The market price of your house includes the value of the land on which the house sits. In almost all cases, the land will still be there after a disaster, so you do not need to insure it. You only need to insure the structure.

4.  Am I automatically covered for flood damage?

No. If you live in a flood-prone area, it may be wise to purchase flood insurance. Flood insurance is provided by the federal government under a program run by the Federal Insurance Administration. In some parts of the country, homes can be damaged or destroyed by mudslides. This risk is also covered under flood policies. Contact your agent or company representative to get this insurance, or call the FEMA at 1-800-427-4661 or visit www.fema.gov.

5.  If a pipe bursts and water flows all over my floors, am I covered?

Yes. The HO-3 covers you for accidental discharge of water from a plumbing system. You should check your plumbing and heating systems once a year. While you are covered for damage, who needs the mess and hassle?

6.  What if water seeps into my basement from the ground – am I still covered?

No. Water seepage is excluded under the HO-3. And if the water seepage is not due to a flood, you will not be covered under a flood policy. Seepage is viewed as a maintenance issue and is not covered by insurance. You should see a contractor about waterproofing your basement.

7.  Am I automatically covered for earthquake damage?

No. Earthquake coverage is sold as additional coverage to the homeowner’s policy. To find out whether you should buy this insurance, talk to your agent or company representative. The cost of this coverage can vary significantly from one area to another, depending on the likelihood of a major earthquake.

8.  A neighbor slips on my sidewalk or falls down my porch steps and threatens to take me to court for damages. Does my policy protect me?

Yes. The policy will pay for damages if a fall or other accident on your property is the result of your negligence. It will also pay for the legal costs of defending you against a claim. Also, the medical-payments part of your homeowner’s policy will cover medical expenses if a neighbor or guest is injured on your property. You should check to see how much liability protection you have. The standard amount is $100,000. If you feel you need more, consider purchasing higher limits.

9.  A tree falls and damages my roof during a storm. Am I covered?

Yes. You are covered for the damage to your roof. You are also covered for the removal of the tree, generally up to a limit of $500. You should cut down dead or dying trees close to your house and prune branches that are near your house. It’s true that your insurance covers damage, but falling trees and branches can also injure your family. Ask your InterNACHI inspector about problem trees during your next inspection.

10.  During a storm, a tree falls but does no damage to my property. Am I covered for the cost of removing the tree?

Your trees and shrubs are covered for losses due to risks such as vandalism, theft and fire, but not wind damage. However, if a fallen tree blocks access to your home, you may be covered for its removal. Decide if you need extra insurance for the trees, plants and shrubs on your property. You may be able to purchase extra insurance which will not only cover the cost of removing fallen trees, but will also cover the cost of replacing trees and other plants.

11.  If a storm causes a power outage and all the food in my refrigerator and freezer is spoiled and must be thrown out, can I make a claim?

The general answer is no. However, there are a number of exceptions. In some states, food spoilage is covered under the homeowner’s policy. In addition, if the power loss is due to a break in a power line on or close to your property, you may be covered. You should check with your agent to find out whether you are covered for food spoilage in your state. If not, you can add food-spoilage coverage to your policy for an additional premium.

12.  My children are away at college. Are they covered by my homeowner’s insurance?

If they’re full-time college students and part of your household, your insurance generally provides some coverage in a dorm, typically 10% of the contents’ limit. If they live off-campus, some companies may not provide this limited coverage if the apartment is rented in the student’s name.

13.  My golf clubs were stolen from the trunk of my car. Does my homeowner’s policy cover the loss?

Yes. The HO-3 covers your personal property while it is anywhere in the world. However, if your golf clubs are old, you will get only their current value, which may not be enough to purchase a new set. Consider buying a replacement-cost endorsement for your personal property. This way, you will get what it costs to replace the golf clubs, less your deductible.

14.  I have a small power boat. If it is stolen, am I covered? What if there is a boating accident and I get sued? Am I covered for that?

Whether or not you are covered for either theft or liability depends on the size of the boat, the horsepower of the engine, and your insurance company. Coverage for small boats under homeowners’ policies varies significantly. Ask your insurance representative whether you need a boat owner’s policy.

15.  My house is close to the ocean. I’ve heard that if it is destroyed by the wind, the town’s new building code requires me to rebuild the house on stilts. This will add $30,000 to the cost of rebuilding my house. Am I covered for this extra cost?

No. The HO-3 excludes costs mandated by ordinances and laws that regulate the construction of buildings. You can purchase an ordinance or law endorsement. This will cover the extra costs involved in meeting new building codes.

16.  Am I covered for “acts of God”?

Sometimes. The term “acts of God” is not specifically mentioned in homeowners’ insurance policies. It usually refers to natural disasters, such as hurricanes and tornadoes, as opposed to man-made acts, such as theft and auto accidents. Some natural disasters, such as damage from windstorms, hail, lightning, and volcanic eruptions, are covered under homeowner’s insurance. Damage from floods and earthquakes is not.

17.  What should I do if my policy provides less coverage than the HO-3?

Review your coverage with your agent. Some older policies provide less coverage than the HO-3. They may not provide coverage for water damage, theft or liability. They may also provide coverage for the house on an actual cash-value basis, rather than a replacement-cost basis.

“Actual cash value” means replacement cost less depreciation. For example, if your roof is destroyed in a storm, the insurance will pay only for the cost of a new roof less the amount of depreciation of the old roof. If your roof was in great shape, this deduction will not be large. However, if the roof was old and worn out, the deduction for depreciation may be significant. You should try to get an HO-3.

Biological Pollutants in the Home

Outdoor air pollution in cities is a major health problem. Much effort and money continue to be spent cleaning up pollution in the outdoor air. But air pollution can be a problem where you least expect it, in the place you may have thought was safest — your home. Many ordinary activities, such as cooking, heating, cooling, cleaning and redecorating, can cause the release and spread of indoor pollutants at home. Studies have shown that the air in our homes can be even more polluted than outdoor air. Many Americans spend up to 90% of their time indoors, often at home. Therefore, breathing clean indoor air can have an important impact on health. People who are inside a great deal may be at greater risk of developing health problems, or having problems made worse by indoor air pollutants. These people include infants, young children, the elderly and those with chronic illnesses. Many factors determine whether pollutants in your home will affect your health. They include the presence, use and condition of pollutant sources, the level of pollutants both indoors and out, the amount of ventilation in your home, and your overall health.

What are Biological Pollutants?

Biological pollutants are or were living organisms. They promote poor indoor air quality and may be a major cause of days lost from work and school, and of doctor and hospital visits. Some can even damage surfaces inside and outside your house. Biological pollutants can travel through the air and are often invisible. Some common indoor biological pollutants are:

  • animal dander (minute scales from hair, feathers, or skin);
  • dust mite and cockroach parts;
  • infectious agents (bacteria and viruses); and
  • pollen.

Some of these substances are in every home. It is impossible to get rid of them all. Even a spotless home may permit the growth of biological pollutants. Two conditions are essential to support biological growth:  nutrients and moisture. These conditions can be found in many locations, such as bathrooms, damp or flooded basements, wet appliances (such as humidifiers and air conditioners), and even some carpets and furniture. Modern materials and construction techniques may reduce the amount of outside air brought into buildings, which may result in high moisture levels inside. Using humidifiers, unvented heaters, and air conditioners in our homes has increased the chances of moisture forming on interior surfaces. This encourages the growth of certain biological pollutants.

The Scope of the Problem

Most information about sources and health effects of biological pollutants is based on studies of large office buildings and surveys of homes in the northern U.S. and Canada. These surveys show that 30% to 50% of all structures have damp conditions which may encourage the growth and buildup of biological pollutants. This percentage is likely to be higher in warm, moist climates. Some diseases and illnesses have been linked with biological pollutants in the indoor environment. However, many of them also have causes unrelated to the indoor environment. Therefore, we do not know how many health problems relate only to poor indoor air.

Health Effects of Biological Pollutants

All of us are exposed to biological pollutants. However, the effects on our health depend on the type and amount of biological pollution and the individual person. Some people do not experience health reactions from certain biological pollutants, while others may experience one or more of the following reactions:

  • allergic;
  • infectious; and/or
  • toxic.

Except for the spread of infections indoors, allergic reactions may be the most common health problem with indoor air quality in homes. They are often connected with animal dander (mostly from cats and dogs), with house dust mites (microscopic animals living in household dust), and with pollen. Allergic reactions can range from mildly uncomfortable to life-threatening, as in a severe asthma attack. Some common signs and symptoms are:

  • watery eyes;
  • runny nose and sneezing;
  • nasal congestion;
  • itching;
  • coughing;
  • wheezing and difficulty breathing;
  • headache; and
  • fatigue.

Health experts are especially concerned about people with asthma. These people have very sensitive airways that can react to various irritants, making breathing difficult. The number of people who have asthma has greatly increased in recent years. The number of people with asthma has gone up by 59% since 1970, to a total of 9.6 million people. Asthma in children under 15 years of age has increased 41% in the same period, to a total of 2.6 million children. The number of deaths from asthma is up by 68% since 1979, to a total of almost 4,400 deaths per year.

Talking to Your Doctor

Are you concerned about the effects on your health that may be related to biological pollutants in your home? Before you discuss your concerns with your doctor, you should know the answers to the following questions. This information can help the doctor determine whether your health problems may be related to biological pollution.

  • Does anyone in the family have frequent headaches, fevers, itchy and watery eyes, a stuffy nose, dry throat, or a cough? Does anyone complain of feeling tired or dizzy all the time? Is anyone wheezing or having difficulties breathing on a regular basis?
  • Did these symptoms appear after you moved into a new or different home?
  • Do the symptoms disappear when you go to school or the office or go away on a trip, and return when you come back?
  • Have you recently remodeled your home or done any energy-conservation work, such as installing insulation, storm windows, or weather stripping? Did your symptoms occur during or after these activities?
  • Does your home feel humid? Can you see moisture on the windows or on other surfaces, such as walls and ceilings?
  • What is the usual temperature in your home? Is it very hot or cold?
  • Have you recently had water damage?
  • Is your basement wet or damp?
  • Is there any obvious mold or mildew?
  • Does any part of your home have a musty or moldy odor?
  • Is the air stale?
  • Do you have pets?
  • Do your house plants show signs of mold?
  • Do you have air conditioners or humidifiers that have not been properly cleaned?
  • Does your home have cockroaches or rodents?

Infectious diseases caused by bacteria and viruses, such as the flu, measles, chicken pox, and tuberculosis, may be spread indoors. Most infectious diseases pass from person to person through physical contact. Crowded conditions with poor air circulation can promote this spread. Some bacteria and viruses thrive in buildings and circulate through indoor ventilation systems. For example, the bacterium causing Legionnaire’s Disease, a serious and sometimes lethal infection, and Pontiac Fever, a flu-like illness, have circulated in some large buildings.

Toxic reactions are the least studied or understood health problem caused by some biological air pollutants in the home. Toxins can damage a variety of organs and tissues in the body, including the liver, the central nervous system, the digestive tract, and the immune system.

Checking Your Home

There is no simple or cheap way to sample the air in your home to determine the level of all biological pollutants. Experts suggest that sampling for biological pollutants is not a useful problem-solving tool. Even if you had your home tested, it is almost impossible to know which biological pollutant(s) cause various symptoms or health problems. The amount of most biological substances required to cause disease is unknown and varies from one person to the next. Does this make the problem sound hopeless? On the contrary, you can take several simple, practical actions to help remove sources of biological pollutants, to help get rid of pollutants, and to prevent their return.

Self-Inspection: A Walk Through Your Home

Begin by touring your household. Follow your nose, and use your eyes. Two major factors help create conditions for biological pollutants to grow:  nutrients and constant moisture with poor air circulation.

  1. Dust and construction materials, such as wood, wallboard and insulation, contain nutrients that allow biological pollutants to grow. Firewood also is a source of moisture, fungi and bugs.
  2. Appliances, such as humidifiers, kerosene and gas heaters, washers and clothes dryers, dishwashers and gas stoves, add moisture to the air.

A musty odor, moisture on hard surfaces, and even water stains, may be caused by:

  • basements, attics and crawlspaces;
  • bathrooms;
  • carpets;
  • heating and air-conditioning ducts;
  • humidifiers and dehumidifiers; and
  • refrigerator drip pans.

What You Can Do About Biological Pollutants

Before you give away the family pet or move, there are less drastic steps you can take to reduce potential problems. Properly cleaning and maintaining your home can help reduce the problem and may avoid interrupting your normal routine. People who have health problems, such as asthma, or who are allergic, may need to do this and more. Discuss this with your doctor.

Moisture Control

Water in your home can come from many sources. Water can enter your home by leaking or by seeping through basement floors. Showers and even cooking can add moisture to the air in your home. The amount of moisture that the air in your home can hold depends on the temperature of the air. As the temperature goes down, the air is able to hold less moisture. This is why, in cold weather, moisture condenses on cold surfaces (for example, drops of water form on the inside of a window). This moisture can encourage biological pollutants to grow.

There are many ways to control moisture in your home:

  • Fix leaks and seepage. If water is entering the house from the outside, your options range from simple landscaping to extensive excavation and waterproofing. (The ground should slope away from the house.) Water in the basement can result from the lack of gutters or a water flow toward the house. Water leaks in pipes and around tubs and sinks can provide a place for biological pollutants to grow.
  • Put a plastic cover over dirt crawlspaces to prevent moisture from coming in from the ground. Be sure crawlspaces are well-ventilated.
  • Use exhaust fans in bathrooms and kitchens to remove moisture to the outside (not into the attic). Vent your clothes dryer to the outside.
  • Turn off certain appliances (such as humidifiers and kerosene heaters) if you notice moisture on windows and other surfaces.
  • Use dehumidifiers and air conditioners, especially in hot, humid climates, to reduce moisture in the air, but be sure that the appliances themselves don’t become sources of biological pollutants.
  • Raise the temperature of cold surfaces where moisture condenses. Use insulation and storm windows. (A storm window installed on the inside works better than one installed on the outside) Open doors between rooms (especially doors to closets which may be colder than the rooms) to increase circulation. Circulation carries heat to the cold surfaces Increase air circulation by using fans and by moving furniture from wall corners to promote air and heat circulation. Be sure that your house has a source of fresh air and can expel excessive moisture from the home.
  • Pay special attention to carpet on concrete floors. Carpet can absorb moisture and serve as a place for biological pollutants to grow. Use area rugs, which can be taken up and washed often. In certain climates, if carpet is to be installed over a concrete floor, it maybe necessary to use a vapor barrier (plastic sheeting) over the concrete and cover that with sub-flooring (insulation covered with plywood) to prevent a moisture problem.
  • Moisture problems and their solutions differ from one climate to another. The Northeast is cold and wet, the Southwest is hot and dry, the South is hot and wet, and the Western Mountain states are cold and dry. All of these regions can have moisture problems. For example, evaporative coolers used in the Southwest can encourage the growth of biological pollutants. In other hot regions, the use of air conditioners which cool the air too quickly may not be left running long enough to remove excess moisture from the air. The types of construction and weather for the different climates can lead to different problems and solutions.

Where Biological Pollutants May Be Found in the Home

  • dirty air conditioners;
  • dirty humidifiers and/or dehumidifiers;
  • bathroom without vents or windows;
  • kitchen without vents or windows;
  • dirty refrigerator drip pans;
  • laundry room with an unvented dryer;
  • an unventilated attic;
  • carpet on damp basement floor;
  • bedding;
  • closet on outside wall;
  • dirty heating/air-conditioning system;
  • pets; and
  • water damage (around windows, the roof, the basement).

Maintain and Clean All Appliances that Come in Contact with Water

  • Have major appliances, such as furnaces, heat pumps and central air conditioners, inspected regularly by a professional InterNACHI inspector. Change filters on heating and cooling systems according to manufacturer’s directions. (In general, change filters monthly during use.) When first turning on the heating or air conditioner at the start of the season, consider leaving your home until it airs out.
  • Have window and wall air-conditioning units cleaned and serviced regularly by a professional, especially before the cooling season. Air conditioners can help reduce the entry of allergy-causing pollen. But they may also become a source of biological pollutants if not properly maintained. Clean the coils and rinse the drain pans, according to the manufacturer’s instructions, so water cannot collect in pools.
  • Have furnace-attached humidifiers cleaned and serviced regularly by a professional, especially before the heating season.
  • Follow the manufacturer’s instructions when using any type of humidifier. Experts differ on the benefits of using humidifiers. If you do use a portable humidifier (approximately 1- to 2-gallon tanks), be sure to empty its tank every day and refill it with distilled or demineralized water, or even fresh tap water, if the other types of water are unavailable.  For larger portable humidifiers, change the water as recommended by the manufacturer. Unplug the appliance before cleaning. Every third day, clean all surfaces coming in contact with water with a 3% solution of hydrogen peroxide, using a brush to loosen deposits.  Some manufacturers recommend using diluted household bleach for cleaning and maintenance, generally in a solution of one-half cup bleach to 1 gallon of water. With any household chemical, rinse well to remove all traces of chemical before refilling the humidifier.
  • Empty dehumidifiers daily and clean often. If possible, have the appliance drip directly into a drain. Follow manufacturer’s instructions for cleaning and maintenance. Always disconnect the appliance before cleaning.
  • Clean refrigerator drip pans regularly, according to manufacturer’s instructions. If refrigerator and freezer doors don’t seal properly, moisture may build up and mold can grow. Remove any mold on door gaskets, and replace faulty gaskets.

Clean Surfaces

  • Clean moist surfaces, such as showers and kitchen counters.
  • Remove mold from walls, ceilings, floors and paneling. Do not simply cover mold with paint, stain, varnish, or a moisture-proof sealer, as the mold may resurface.
  • Replace moldy shower curtains, or remove them and scrub them well with a household cleaner, and rinse them before rehanging them.

Dust Control

Controlling dust is very important for people who are allergic to animal dander and mites. You cannot see mites, but you can either remove their favorite breeding grounds or keep these areas dry and clean. Dust mites can thrive in sofas, stuffed chairs, carpets and bedding. Open shelves, fabric wallpaper, knickknacks, and venetian blinds are also sources of dust mites. Dust mites live deep in the carpet and are not removed by vacuuming. Many doctors suggest that their mite-allergic patients use washable area rugs rather than wall-to-wall carpet.

  • Always wash bedding in hot water (at least 130° F) to kill dust mites. Cold water won’t do the job. Launder bedding at least every seven to 10 days.
  • Use synthetic or foam rubber mattress pads and pillows, and plastic mattress covers, if you are allergic. Do not use fuzzy wool blankets, feather or wool-stuffed comforters, and feather pillows.
  • Clean rooms and closets well.  Dust and vacuum often to remove surface dust. Vacuuming and other cleaning may not remove all animal dander, dust mite material, and other biological pollutants. Some particles are so small, they can pass through vacuum bags and remain in the air. If you are allergic to dust, wear a mask when vacuuming and dusting. People who are highly allergy-prone should not perform these tasks. They may even need to leave the house when someone else is cleaning.

Before You Move

Protect yourself by hiring an InterNACHI inspector to inspect your potential new home. If you identify problems, have the landlord or seller correct them before you move in, or even consider moving elsewhere.

  • Have professionals check the heating and cooling system, including humidifiers and vents. Have duct lining and insulation checked for growth.
  • Check for exhaust fans in bathrooms and kitchens. If there are no vents, do the kitchen and bathrooms have at least one window in each room? Does the stovetop have a hood vented outside? Does the clothes dryer vent outside? Do all vents exhaust to the outside of the building, and not in attics or crawlspaces?
  • Look for obvious mold growth throughout the house, including attics, basements and crawlspaces, and around the foundation outside. See if there are many plants close to the house, particularly if they are damp and rotting. They are a potential source of biological pollutants. Downspouts from roof gutters should route water away from the building.
  • Look for stains on the walls, floor or carpet (including any carpet over concrete floors) as evidence of previous flooding or moisture problems. Is there moisture on windows and surfaces? Are there signs of leaks or seepage in the basement?
  • Look for rotted building materials, which may suggest moisture or water damage.
  • If you or anyone else in the family has a pet allergy, ask if any pets have lived in the home.
  • Examine the design of the building. Remember that in cold climates, overhanging areas, rooms over unheated garages, and closets on outside walls may be prone to problems with biological pollutants.
  • Look for signs of cockroaches. (Carefully read instructions for use and any cautionary labeling on cleaning products before beginning cleaning procedures.)
  • Do not mix any chemical products. Especially, never mix cleaners containing bleach with any product (such as ammonia) which does not have instructions for such mixing.  When chemicals are combined, a dangerous gas can sometimes be formed.
  • Household chemicals may cause burning or irritation to skin and eyes.
  • Household chemicals may be harmful if swallowed or inhaled.
  • Avoid contact with skin, eyes, mucous membranes, and clothing.
  • Avoid breathing vapor. Open all windows and doors, and use an exhaust fan that sends the air outside.
  • Keep household chemicals out of reach of children.
  • Rinse treated surface areas well to remove all traces of chemicals.

Correcting Water Damage

What if damage is already done? Follow these guidelines for correcting water damage:

  • Throw out mattresses, wicker furniture, straw baskets and the like that have been water damaged or contain mold. These cannot be recovered.
  • Discard any water-damaged furnishings, such as carpets, drapes, stuffed toys, upholstered furniture, and ceiling tiles, unless they can be recovered by steam cleaning or hot-water washing and thorough drying.
  • Remove and replace wet insulation to prevent conditions where biological pollutants can grow.

Reducing Exposure to Biological Contaminants

General good housekeeping, and maintenance of heating and air-conditioning equipment, are very important. Adequate ventilation and good air distribution also help. The key to mold control is moisture control. If mold is a problem, clean up the mold and get rid of excess water and moisture. Maintaining the relative humidity between 30% to 60% will help control mold, dust mites and cockroaches. Employ integrated pest management to control insect and animal allergens. Cooling-tower treatment procedures exist to reduce levels of Legionella and other organisms.

Install and use exhaust fans that are vented to the outdoors in kitchens and bathrooms, and vent clothes dryers outdoors. These actions can eliminate much of the moisture that builds up from everyday activities. There are exhaust fans on the market that produce little noise, an important consideration for some people. Another benefit to using kitchen and bathroom exhaust fans is that they can reduce levels of organic pollutants that vaporize from hot water used in showers and dishwashers. Ventilate the attic and crawlspaces to prevent moisture build-up. Keeping humidity levels in these areas below 50% can prevent water condensation on building materials.

If using cool mist or ultrasonic humidifiers, clean appliances according to the manufacturer’s instructions and refill with fresh water daily. Because these humidifiers can become breeding grounds for biological contaminants, they have the potential for causing diseases such as hypersensitivity pneumonitis and humidifier fever. Evaporation trays in air conditioners, dehumidifiers, and refrigerators should also be cleaned frequently.

Thoroughly clean and dry water-damaged carpets and building materials (within 24 hours, if possible), or consider removal and replacement. Water-damaged carpets and building materials can harbor mold and bacteria. It is very difficult to completely rid such materials of biological contaminants.

Keep the house clean. House dust mites, pollens, animal dander, and other allergy-causing agents can be reduced, although not eliminated, through regular cleaning. People who are allergic to these pollutants should use allergen-proof mattress encasements, wash bedding in hot water (130° F), and avoid room furnishings that accumulate dust, especially if they cannot be washed in hot water. Allergic individuals should also leave the house while it is being vacuumed because vacuuming can actually increase airborne levels of mite allergens and other biological contaminants. Using central vacuum systems that are vented to the outdoors, or vacuums with high efficiency filters may also be of help.

Take steps to minimize biological pollutants in basements. Clean and disinfect the basement floor drain regularly. Do not finish a basement below ground level unless all water leaks are patched and outdoor ventilation and adequate heat to prevent condensation are provided. Operate a dehumidifier in the basement, if needed, to keep relative humidity levels between 30% to 50%.

Health Effects From Biological Contaminants

Some biological contaminants trigger allergic reactions, including hypersensitivity pneumonitis, allergic rhinitis, and some types of asthma. Infectious illnesses, such as influenza, measles and chicken pox, are transmitted through the air. Molds and mildews release disease-causing toxins. Symptoms of health problems caused by biological pollutants include sneezing, watery eyes, coughing, shortness of breath, dizziness, lethargy, fever and digestive problems.

Allergic reactions occur only after repeated exposure to a specific biological allergen. However, that reaction may occur immediately upon re-exposure, or after multiple exposures over time. As a result, people who have noticed only mild allergic reactions, or no reactions at all, may suddenly find themselves very sensitive to particular allergens. Some diseases, such as humidifier fever, are associated with exposure to toxins from microorganisms that can grow in large buildings’ ventilation systems. However, these diseases can also be traced to micro-organisms that grow in home heating and cooling systems and humidifiers. Children, elderly people, and people with breathing problems, allergies, and lung diseases are particularly susceptible to disease-causing biological agents in the indoor air. Mold, dust mites, pet dander, and pest droppings or body parts can trigger asthma. Biological contaminants, including molds and pollens, can cause allergic reactions for a significant portion of the population. Tuberculosis, measles, staphylococcus infections, Legionella and influenza are known to be transmitted by air.

Combustion Pollutants

Combustion appliances are those which burn fuels for warmth, cooking or decorative purposes. Typical fuels are gas, both natural and liquefied petroleum (LP), kerosene, oil, coal and wood. Examples of the appliances are space heaters, ranges, ovens, stoves, furnaces, fireplaces, water heaters, and clothes dryers. These appliances are usually safe. However, under certain conditions, these appliances can produce combustion pollutants that can damage your health, or even kill you.

What are Combustion Pollutants?

Combustion pollutants are gases and particles that come from burning materials. The combustion pollutants come from burning fuels in appliances. The types and amounts of pollutants produced depend on the type of appliance, how well the appliance is installed, maintained and vented, and the kind of fuel it uses. Some of the common pollutants produced from burning these fuels are carbon monoxide, nitrogen dioxide, particles, and sulfur dioxide. Particles can have hazardous chemicals attached to them. Other pollutants that can be produced by some appliances are unburned hydrocarbons and aldehydes. Combustion always produces water vapor. Water vapor is not usually considered a pollutant, but it can act as one. It can result in high humidity and wet surfaces.

Where do Combustion Pollutants Come From?

Combustion pollutants found indoors include outdoor air, tobacco smoke, exhaust from car and lawn mower internal combustion engines, and some hobby activities, such as welding, woodburning and soldering. Combustion pollutants can also come from vented or unvented combustion appliances. These appliances include space heaters, gas ranges and ovens, furnaces, gas water heaters, gas clothes dryers, wood and coal-burning stoves, and fireplaces. As a group, these are called “combustion appliances.”

Appliances

Vented appliances are appliances designed to be used with a duct, chimney, pipe, or other device that carries the combustion pollutants outside the home. These appliances can release large amounts of pollutants directly into your home if a vent is not properly installed, or is blocked or leaking. Unvented appliances do not vent to the outside, so they release combustion pollutants directly into the home. Many of these problems are hard for a homeowner to identify. A professional is needed.

What are the Health Effects of Combustion Pollutants?

The health effects of combustion pollutants range from headaches and breathing difficulties to death. The health effects may show up immediately after exposure, or occur after being exposed to the pollutants for a long time. The effects depend on the type and amount of pollutants, and the length of time of exposure to them. They also depend upon several factors related to the exposed person. These include the age and any existing health problems. There are still some questions about the level of pollutants or the period of exposure needed to produce specific health effects. Further studies to better define the release of pollutants from combustion appliances and their health effects are needed.

The sections below discuss health problems associated with some common combustion pollutants. These pollutants include carbon monoxide, nitrogen dioxide, particles, and sulfur dioxide. Even if you are healthy, high levels of carbon monoxide can kill you within a short time. The health effects of the other pollutants are generally more subtle and are more likely to affect susceptible people. It is always a good idea to reduce exposure to combustion pollutants by using and maintaining combustion appliances properly.

Carbon Monoxide:

Each year, according to CPSC, there are more than 200 carbon monoxide deaths related to the use of all types of combustion appliances in the home. Exposure to carbon monoxide reduces the blood’s ability to carry oxygen. Often, a person or an entire family may not recognize that carbon monoxide is poisoning them. The chemical is odorless, and some of the symptoms are similar to common illnesses. This is particularly dangerous because carbon monoxide’s deadly effects will not be recognized until it is too late to take action against them. Carbon monoxide exposures especially affect unborn babies, infants, and people with anemia or a history of heart disease. Breathing low levels of the chemical can cause fatigue and increase chest pain in people with chronic heart disease. Breathing higher levels of carbon monoxide causes symptoms such as headaches, dizziness, and weakness in healthy people. Carbon monoxide also causes sleepiness, nausea, vomiting, confusion and disorientation. At very high levels, it causes loss of consciousness and death.

Nitrogen Dioxide:

Breathing high levels of nitrogen dioxide causes irritation of the respiratory tract and causes shortness of breath. Compared to healthy people, children, and individuals with respiratory illnesses such as asthma, may be more susceptible to the effects of nitrogen dioxide. Some studies have shown that children may have more colds and flu when exposed to low levels of nitrogen dioxide. When people with asthma inhale low levels of nitrogen dioxide while exercising, their lung airways can narrow and react more to inhaled materials.

Particles:

Particles suspended in the air can cause eye, nose, throat and lung irritation. They can increase respiratory symptoms, especially in people with chronic lung disease or heart problems. Certain chemicals attached to particles may cause lung cancer, if they are inhaled. The risk of lung cancer increases with the amount and length of exposure. The health effects from inhaling particles depend upon many factors, including the size of the particle and its chemical make-up.

Sulfur Dioxide:

Sulfur dioxide at low levels of exposure can cause eye, nose, and respiratory tract irritation. At high exposure levels, it causes the lung airways to narrow. This causes wheezing, chest tightness, and breathing problems. People with asthma are particularly susceptible to the effects of sulfur dioxide. They may have symptoms at levels that are much lower than the rest of the population.

Other Pollutants:

Combustion may release other pollutants. They include unburned hydrocarbons and aldehydes. Little is known about the levels of these pollutants in indoor air and the resulting health effects.

What do I do if I suspect that combustion pollutants are affecting my health?

If you suspect you are being subjected to carbon monoxide poisoning, get fresh air immediately. Open windows and doors for more ventilation, turn off any combustion appliances, and leave the house. You could lose consciousness and die from carbon monoxide poisoning if you do nothing. It is also important to contact a doctor immediately for a proper diagnosis. Remember to tell your doctor that you suspect carbon monoxide poisoning is causing your problems. Prompt medical attention is important. Some symptoms from combustion pollutants – including headaches, dizziness, sleepiness, coughing, and watery eyes — may also occur because of common medical problems. These medical problems include colds, the flu, and allergies. Similar symptoms may also occur because of other indoor air pollutants. Contact your doctor for a proper diagnosis.

How can I reduce my exposure to combustion pollutants?

Proper selection, installation, inspection and maintenance of your appliances are extremely important in reducing your exposure to these pollutants. Providing good ventilation in your home and correctly using your appliance can also reduce your exposure to these pollutants. Additionally, there are several different residential carbon monoxide detectors for sale. These detectors alert consumers to harmful carbon monoxide levels in the home. They may soon be widely available to reduce deaths from carbon monoxide poisoning.

Appliance Selection

  • Choose vented appliances whenever possible.
  • Buy only combustion appliances that have been tested and certified to meet current safety standards. Examples of certifying organizations are Underwriters Laboratories (UL) and the American Gas Association (AGA) Laboratories. Look for a label that clearly shows the certification.
  • All currently manufactured vented gas heaters are required by industry safety standards to have a safety shut-off device. This device helps protect you from carbon monoxide poisoning by shutting off an improperly vented heater.
  • Check your local and state building codes and fire ordinances to see if you can use an unvented space heater, if you are considering purchasing one. They are not allowed to be used in some communities, dwellings, and certain rooms in the house.
  • If you must replace an unvented gas space heater with another, make it a new one. Heaters made after 1982 have a pilot light safety system called an oxygen depletion sensor (ODS). This system shuts off the heater when there is not enough fresh air, before the heater begins producing large amounts of carbon monoxide. Look for the label that tells you that the appliance has this safety system. Older heaters will not have this protection system.
  • Consider buying gas appliances that have electronic ignitions rather than pilot lights. These appliances are usually more energy-efficient and eliminate the continuous low-level pollutants from pilot lights.
  • Buy appliances that are the correct size for the area you want to heat. Using the wrong size heater may produce more pollutants in your home and is not an efficient use of energy.
  • All new wood stoves are EPA-certified to limit the amounts of pollutants released into the outdoor air. For more information on selecting, installing, operating, and maintaining wood-burning stoves, write to the EPA Wood Heater Program. Before buying a wood stove, check your local laws about the installation and use of wood stoves.

Ventilation

To reduce indoor air pollution, a good supply of fresh, outdoor air is needed. The movement of air into and out of your home is very important. Normally, air comes in through cracks around doors and windows. This air helps reduce the level of pollutants indoors. This supply of fresh air is also important to help carry pollutants up the chimney, stovepipe or flue to the outside.

  • Keep doors open to the rest of the house from the room where you are using an unvented gas space heater or kerosene heater, and crack open a window. This allows enough air for proper combustion, and reduces the level of pollutants, especially carbon monoxide.
  • Use a hood fan if you are using a range. They reduce the level of pollutants you breathe if they exhaust to the outside. Make sure that enough air is coming into the house when you use an exhaust fan. If needed, open a door or window slightly, especially if other appliances are in use. For proper operation of most combustion appliances and their venting systems, the air pressure in the house should be greater than that outside. If not, the vented appliances could release combustion pollutants into the house rather than outdoors. If you suspect that you have this problem, you may need the help of a qualified person to solve it.
  • Make sure that your vented appliance has the vent connected and that nothing is blocking it. Make sure there are no holes or cracks in the vent. Do not vent gas clothes dryers or water heaters into the house for heating. This is unsafe.
  • Open the stove’s damper when adding wood. This allows more air into the stove. More air helps the wood burn properly, and prevents pollutants from being drawn back into the house instead of going up the chimney. If there is isible smoke or a constant smoky odor inside the home while using a wood-burning stove, this is a sign that the stove is not working properly. Soot on furniture in the rooms where you are using the stove also tells this. Smoke and soot are signs that the stove is releasing pollutants into the indoor air.

Correct Use of Appliances

  • Read and follow the instructions for all appliances so that you understand how they work. Keep the owner’s manual in a convenient place to refer to when needed. Also, read and follow the warning labels because they tell you important safety information that you need to know. Reading and following the instructions and warning labels could save your life.
  • Always use the correct fuel for the appliance.
  • Use only water-clear ASTM 1-K kerosene for kerosene heaters. The use of kerosene other than 1-K could lead to a release of more pollutants in your home. Never use gasoline in a kerosene heater because it can cause a fire or an explosion. Using even small amounts of gasoline could cause a fire.
  • Use seasoned hardwoods (elm, maple, oak) instead of softwoods (cedar, fir, pine) in wood-burning stoves and fireplaces. Hardwoods are better because they burn hotter and form less creosote, an oily, black tar that sticks to chimneys and stove pipes. Do not use green or wet woods as the primary wood because they make more creosote and smoke. Never burn painted scrap wood or wood treated with preservatives, because they could release highly toxic pollutants, such as arsenic or lead. Plastics, charcoal, and colored paper, such as comics and wrapping paper, also produce pollutants. Never burn anything that the stove or fireplace manufacturer does not recommend.
  • Never use a range, oven or dryer to heat your home. When you misuse gas appliances in this way, they can produce fatal amounts of carbon monoxide. They can produce high levels of nitrogen dioxide, too.
  • Never use an unvented combustion heater overnight or in a room where you are sleeping. Carbon monoxide from combustion heaters can reach dangerous levels.
  • Never ignore a safety device when it shuts off an appliance. It means that something is wrong. Read your appliance instructions to find out what you should do, or have a professional check out the problem.
  • Never ignore the smell of fuel. This usually indicates that the appliance is not operating properly or is leaking fuel. Leaking fuel will not always be detectable by smell. If you suspect that you have a fuel leak, have it fixed as soon as possible. In most cases, you should shut off the appliance, extinguish any other flames or pilot lights, shut off other appliances in the area, open windows and doors, call for help, and leave the area.

Inspection and Maintenance

Have your combustion appliance regularly inspected and maintained to reduce your exposure to pollutants. Appliances that are not working properly can release harmful and even

fatal amounts of pollutants, especially carbon monoxide. Have chimneys and vents inspected when installing or changing vented heating appliances. Some modifications may be required. For example, if a change was made in your heating system from oil to natural gas, the flue gas produced by the gas system could be hot enough to melt accumulated oil-combustion debris in the chimney or vent. This debris could block the vent, forcing pollutants into the house. It is important to clean your chimney and vents, especially when changing heating systems. Always hire an InterNACHI inspector to perform your home inspections, as they all must pass the most comprehensive, rigorous training program available.

What are the Inspection and Maintenance Procedures?

The best advice is to follow the recommendations of the manufacturer. The same combustion appliance may have different inspection and maintenance requirements, depending on where you live. In general, check the flame in the furnace combustion chamber at the beginning of the heating season. Natural gas furnaces should have a blue flame with perhaps only a slight yellow tip. Call your appliance service representative to adjust the burner if there is a lot of yellow in the flame, or call your local utility company for this service. LP units should have a flame with a bright blue center that may have a light yellow tip. Pilot lights on gas water heaters and gas cooking appliances should also have a blue flame. Have a trained service representative adjust the pilot light if it is yellow or orange. Before each heating season, have flues and chimneys inspected before each heating season for leakage and for blockage by creosote or debris. Creosote buildup or leakage could cause black stains on the outside of the chimney or flue. These stains can mean that pollutants are leaking into the house.

Aging in Place

“Aging in place” is the phenomenon describing senior citizens’ ability to live independently in their homes for as long as possible. Those who age in place will not have to move from their present residence in order to secure necessary support services in response to their changing needs.

The Baby Boomers

As the baby boomers age, the 60+ population will spike from roughly 45 million in recent years to more than 70 million by 2020. Research shows that baby boomers’ expectations of how they will receive care differ from that of their parents’ generation.  Overwhelmingly, they will seek care in their own homes and will be less likely to move into congregate living settings.

Why do many senior citizens prefer to age in place?

Nursing homes, to many, represent a loss of freedom and a reduced quality of life. Here are a few good reasons why these fears are justified:

  • In 2007, inspectors received 37,150 complaints about conditions in nursing homes. Roughly one-fifth of the complaints verified by federal and state authorities involved the abuse or neglect of patients. Specific problems included infected bedsores, medication mix-ups, poor nutrition, and other forms of neglect.
  • The proportion of nursing homes cited for deficiencies ranged from 76% in Rhode Island to as high as 100% in Alaska, Idaho, Wyoming and Washington, D.C.
  • Many cases have been exposed in which nursing homes billed Medicare and Medicaid for services that were not provided.
  • A significant percentage of nursing homes had deficiencies that caused immediate jeopardy or actual harm to patients.

Aging-in-Place Inspections

Inspectors may recommend corrections and adaptations to the home to improve maneuverability, accessibility, and safety for elderly occupants. Some such alterations and recommendations for a home are as follows:

  • Appliances
    • microwave oven in wall or on counter;
    • refrigerator and freezer side by side;
    • side-swing or wall oven;
    • controls that  are easy to read;
    • raised washing machine and dryer;
    • front-loading washing machines;
    • raised dishwasher with push-button controls;
    • stoves having electric cooktops with level burners for safely transferring between the burners; front controls and downdraft feature to pull heat away from user; light to indicate when surface is hot; and
    • replace old stoves with induction cooktops to help prevent burns.
  • Bathroom
    • fold-down seat installed in the shower;
    • adjustable showerheads with 6-foot hose;
    • light in shower stall;
    • wall support, and provision for adjustable and/or varied-height counters and removable base cabinets;
    • contrasting color edge border at countertops;
    • at least one wheelchair-maneuverable bath on main level;
    • bracing in walls around tub, shower, shower seat and toilet for installation of grab bars;
    • if stand-up shower is used in main bath, it is curbless and wide;
    • low bathtub;
    • toilet higher than standard toilet, or height-adjustable;
    • design of the toilet paper holder allows rolls to be changed with one hand;
    • wall-hung sink with knee space and panel to protect user from pipes; and
    • slip-resistant flooring in bathroom and shower.
  • Counters
    • base cabinet with roll-out trays;
    • pull-down shelving;
    • wall support, and provision for adjustable and/or varied-height counters and removable base cabinets;
    • upper wall cabinetry lower than conventional height;
    • accented stripes on edge of countertops to provide visual orientation to the workspace;
    • counter space for dish landing adjacent to or opposite all appliances;
    • glass-front cabinet doors; and
    • open shelving for easy access to frequently used items.
  • Exterior
    • low-maintenance exterior (vinyl, brick, etc); and
    • low-maintenance shrubs and plants.
  • Entry
    • sensor light at exterior no-step entry focusing on the front-door lock;
    • non-slip flooring in foyer;
    • accessible path of travel to the home;
    • at least one no-step entry with a cover;
    • entry door sidelight or high/low peep hole viewer; sidelight should provide both privacy and safety;
    • doorbell in accessible location; and
    • a surface on which to place packages while opening door.
  • Electrical, Lighting, Safety and Security
    • install new smoke and CO detectors;
    • install automated lighting, an emergency alert system, or a video-monitoring system;
    • easy-to-see and read thermostats;
    • light switches by each entrance to halls and rooms;
    • light receptacles with at least two bulbs in vital places (exits, bathroom);
    • light switches, thermostats and other environmental controls placed in accessible locations no higher than 48 inches from floor;
    • move electrical cords out of the flow of traffic;
    • replace standard light switches with rocker or touch-light switches; and
    • pre-programmed thermostats.

Faucets

    • thermostatic or anti-scald controls;
    • lever handles or pedal-controlled; and
    • pressure-balanced faucets.
  • Flooring
    • if carpeted, use low-density with firm pad;
    • smooth, non-glare, slip-resistant surfaces, interior and exterior; and
    • color and texture contrast to indicate change in surface levels.
  • Hallways
    • wide;
    • well-lit; and
    • fasten down rugs and floor runners, and remove any that are not necessary.
  • Heating, Ventilation and Air Conditioning
    • install energy-efficient units;
    • HVAC should be designed so filters are easily accessible; and
    • windows that can be opened for cross-ventilation and fresh air.
  • Miscellaneous
    • 30-inch by 48-inch clear space at appliances, or 60-inch diameter clear space for turns;
    • multi-level work areas to accommodate cooks of different heights;
    • loop handles for easy grip and pull;
    • pull-out spray faucet;
    • levered handles;
    • in multi-story homes, laundry chute or laundry facilities in master bedroom;
    • open under-counter seated work areas; and
    • placement of task lighting in appropriate work areas.
  • Overall Floor Plan
    • main living on a single story, including full bath;
    • 5-foot by 5-foot clear turn space in living area, kitchen, a bedroom and a bathroom; and
    • no steps between rooms on a single level.
  • Reduced Maintenance and Convenience Features
    • easy-to-clean surfaces;
    • built-in recycling system;
    • video phones;
    • central vacuum;
    • built-in pet feeding system; and
    • intercom system.
  • Stairways, Lifts and Elevators
    • adequate hand rails on both sides of stairway;
    • residential elevator or lift; and
    • increased visibility of stairs through contrast strip on top and bottom stairs, and color contrast between treads and risers on stairs with use of lighting.
  • Storage
    • lighting in closets;
    • adjustable closet rods and shelves; and
    • easy-open doors that do not obstruct access.
  • Windows
    • plenty of windows for natural light;
    • low-maintenance exterior and interior finishes;
    • lowered windows, or taller windows with lower sill height; and
    • easy-to-operate hardware.

Advice for those who wish to age in place:

  • Talk with family members about your long-term living preferences. Do you want to downsize to a smaller single-family home, or do you plan to stay put in your traditional family home?
  • Take a look at your finances and retirement funds. With your current savings and assets, will you be able to pay for home maintenance? Consider starting a separate retirement savings account strictly for home maintenance.
  • Remodel your home before your mobility becomes limited. As you age, changes in mobility, hearing, vision and overall health and flexibility will affect how easily you function in your home. Consider making your home “age-friendly” as a phased-in and budgeted home improvement, rather than waiting until you need many modifications at a time due to a health crisis.
  • If you decide before you retire that you want to live in your current home through the remainder of life, consider paying for “big ticket – long life” home projects while you still have a healthy income. Such items may include having the roof assessed or replaced, replacing and upgrading the water heater or cooling unit, completing termite inspections and treatment, having a septic tank inspection and replacement, as needed, and purchasing a riding lawn mower.
  • InterNACHI advocates healthy living, as it plays a vital role in your ability to age in place. Most seniors leave their homes due to functional and mobility limitations that result from medical crises, and an inability to pay for support to stay with them in their home. Effectively managing health risks and maintaining a healthy lifestyle can help you stay strong, age well, and live long at your own home.

In summary, aging in place is a way by which senior citizens can avoid being dependent on others due to declining health and mobility.

Attached Garage Fire Containment

An attached garage is a garage that is physically attached to a house. Fires that begin in attached garages are more likely to spread to living areas than fires that originate in detached garages. For this reason, combined with the multitude of flammable materials commonly found in garages, attached garages should be adequately sealed from living areas. A properly sealed attached garage will ideally restrict the potential spread of fire long enough to allow the occupants time to escape the home or building.


Why are garages (both attached and detached) fire hazards?

  • Oil or gasoline can drip from cars. These fluids may collect unnoticed and eventually ignite.
  • Flammable liquids, such as gasoline, oil and paint, are commonly stored in garages. Some other examples are brake fluid, degreaser, motor oil, varnish, lighter fluid, and fluids containing solvents, such as paint thinner. These chemicals are flammable in their fluid form, and some may create explosive vapors.
  • Heaters and boilers, which are frequently installed in garages, create sparks that can ignite fumes or fluids. Car batteries, too, will spark under certain conditions.
  • Mechanical or electrical building projects are often undertaken in the garage. Fires can easily start while a careless occupant is welding near flammable materials.

Doors

The 2006 edition of the International Residential Code (IRC) states the following concerning doors that separate garages from living areas:

R309.1 Opening Penetration

Openings from a private garage directly into a room used for sleeping purposes shall not be permitted. Other openings between the garage and the residence shall be equipped with solid wood doors not less than 1-3/8” (35 mm) in thickness, solid- or honeycomb-core steel doors not less than 1-3/8” (35 mm) thick, or 20-minute fire-rated doors.

In addition, InterNACHI inspectors can check for the following while inspecting doors that separate garages from living areas:

  • While not required by the IRC, it is helpful if there is at least one step leading up to the door from the garage. Gasoline fumes and other explosive gases are heavier than air, and they will accumulate at ground level. Their entry beneath a door will be slowed by an elevation increase.
  • Doors should have tight seals around their joints to prevent seepage of fumes into the living areas of the house. Carbon monoxide, with the same approximate density as air (and often warmer than surrounding air), will easily rise above the base of an elevated door and leak through unsealed joints.
  • Doors should be self-closing. Many homeowners find these doors inconvenient, but they are safer than doors that can be left ajar. While this requirement is no longer listed in the IRC, it is still a valuable recommendation.
  • If doors have windows, the glass should be fire-rated.
  • Pet doors should not be installed in fire-rated doors. Pet doors will violate the integrity of a fire barrier.

Walls and Ceilings

The 2006 edition of the IRC states the following concerning garage walls and ceilings:

R309.2 Separation Required

The garage shall be separated from the residence and its attic area by not less than ½-inch (12.7 mm) gypsum board applied to the garage side. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less than 5/8-inch (15.9 mm) Type X gypsum board or equivalent. Where the separation is a floor-ceiling assembly, the structure supporting the separation shall also be protected by not less than ½-inch (12.7 mm) gypsum board or equivalent. Garages located less than 3 feet (914 mm) from a dwelling unit on the same lot shall be protected with not less than 1/2–inch (12.7 mm) gypsum board applied to the interior side of exterior walls that are within this area. Openings in these walls shall be regulated by Section 309.1. This provision does not apply to garage walls that are perpendicular to the adjacent dwelling unit wall.

In addition, inspectors can check for the following while inspecting walls and ceilings:

  • In garages that have access to the attic, a hatch cover made from an approved, fire-rated material should protect this access at all times. Missing or opened covers should be called out, as should covers made from flammable materials, such as thin plywood. Garage attic door must be constructed such that the 45 minute rating is maintained; any drywall edges on both the hatch and the surrounding area exposed to physical damage are protected. The cover or door is installed so that it is permanent (non removable) with hardware to maintain it in a closed position with latching hardware to maintain it in a closed position. This could be accomplished by the use of spring loaded hinges, door closer, or hardware that will not allow it to be left in an open position when not in use. A single bolt type or hook and eye hardware does not provide a positive closure since these would allow the door to be left open. Likewise drywall screws are “fasteners” and not hardware so they cannot be used as the only means of keeping access doors closed.
  • The living space is separated from the garage by a firewall that extends from the floor to the roof. If the ceiling material is fire-rated, the firewall can terminate at the ceiling.
  • Drywall joints shall be taped or sealed. Joints shall be fitted so that the gap is no more than 1/20-inch with joints backed by either solid wood or another layer of drywall such that the joints are staggered.

Ducts

The 2006 edition of the IRC states the following concerning ducts that penetrate garage walls and ceilings:

R309.1.1 Duct Penetration

Ducts in the garage and ducts penetrating the walls or ceilings separating the dwelling from the garage shall be constructed of a minimum No. 26 gauge (0.48 mm) steel sheet or other approved material, and shall have no openings in the garage.

Dryer exhaust ducts that penetrate garage walls are serious fire hazards. These ducts are generally made from plastic and will easily melt during a fire, creating a large breach in the firewall.

Floors

The 2006 edition of the IRC states the following concerning floors in garages:

R309.3 Floor Surface

Garage floor surfaces shall be of approved, non-combustible material. The area of the floor used for parking of automobiles or other vehicles shall be sloped to facilitate the movement of liquids to a drain or toward the main vehicle entry doorway.

Inspectors should also check for the following:

  • A curb is present along the perimeter of the garage floor. This curb is designed to prevent fluids from entering the living areas of the house. Curbs are often useful barriers for melted snow carried into the garage by automobiles, but curbs can also keep chemical spills contained in the garage.
  • Water heaters should be elevated above the floor by at least 18 inches. A pilot light may ignite spilled fluid or floor-level flammable fumes if the water heater is placed at floor level.

Concerning items placed on the floor, inspectors should check for the following:

  • All flammable liquids are stored in clearly labeled, self-closing containers, and in small amounts. They should be stored away from heaters, appliances, pilot lights and other sources of heat and flame.
  • Propane tanks should never be stored indoors. If they catch fire, a serious explosion may result. Propane tanks are sturdy enough to be stored outdoors.
  • The floor should be clear of clutter. Loose papers, matches, oily rags, and other flammable items are dangerous if they are strewn about the garage floor.

General safety tips that inspectors can pass onto their clients:

  • Use light bulbs with the proper wattage.
  • Do not overload electrical outlets.
  • Tape down all cords and wires so they are not twisted or accidentally yanked.

In summary, attached garages should be sealed off from the living space so that fire may be contained.

10 Easy Ways to Save Energy in your Home

Most people don’t know how easy it is to make their homes run on less energy, and here at InterNACHI, we want to change that. Drastic reductions in heating, cooling and electricity costs can be accomplished through very simple changes, most of which homeowners can do themselves. Of course, for homeowners who want their homes to take advantage of the most up-to-date knowledge and systems in home energy-efficiency, InterNACHI energy auditors can perform in-depth testing to find the best energy solutions for your particular home.

Why make your home more energy efficient? Here are a few good reasons:

  • Federal, state, utility and local jurisdictions’ financial incentives, such as tax breaks, are very advantageous in most parts of the U.S.
  • It saves money. It costs less to power a home that has been converted to be more energy-efficient.
  • It increases indoor comfort levels.
  • It reduces our impact on climate change. Many scientists now believe that excessive energy consumption contributes significantly to global warming.
  • It reduces pollution. Conventional power production introduces pollutants that find their way into the air, soil and water supplies.

1. Find better ways to heat and cool your house.

As much as half of the energy used in homes goes toward heating and cooling. The following are a few ways that energy bills can be reduced through adjustments to the heating and cooling systems:

  • Install a ceiling fan. Ceiling fans can be used in place of air conditioners, which require a large amount of energy.
  • Periodically replace air filters in air conditioners and heaters.
  • Set thermostats to an appropriate temperature. Specifically, they should be turned down at night and when no one is home. In most homes, about 2% of the heating bill will be saved for each degree that the thermostat is lowered for at least eight hours each day. Turning down the thermostat from 75° F to 70°F, for example, saves about 10% on heating costs.
  • Install a programmable thermostat. A programmable thermostat saves money by allowing heating and cooling appliances to be automatically turned down during times that no one is home and at night. Programmable thermostats contain no mercury and, in some climate zones, can save up to $150 per year in energy costs.
  • Install a wood stove or a pellet stove. These are more efficient sources of heat than furnaces.
  • At night, curtains drawn over windows will better insulate the room.

2. Install a tankless water heater.

Demand water heaters (tankless or instantaneous) provide hot water only as it is needed. They don’t produce the standby energy losses associated with storage water heaters, which will save on energy costs. Demand water heaters heat water directly without the use of a storage tank. Therefore, they avoid the standby heat losses required by traditional storage water heaters. When a hot water tap is turned on, cold water travels through a pipe into the unit. Either a gas burner or an electric element heats the water. As a result, demand water heaters deliver a constant supply of hot water. You don’t need to wait for a storage tank to fill up with enough hot water.

3. Replace incandescent lights.

The average household dedicates 11% of its energy budget to lighting. Traditional incandescent lights convert approximately only 10% of the energy they consume into light, while the rest becomes heat. The use of new lighting technologies, such as light-emitting diodes (LEDs) and compact fluorescent lamps (CFL), can reduce energy use required by lighting by 50% to 75%. Advances in lighting controls offer further energy savings by reducing the amount of time lights are on but not being used. Here are some facts about CFLs and LEDs:

  • CFLs use 75% less energy and last about 10 times longer than traditional incandescent bulbs.
  • LEDs last even longer than CFLs and consume less energy.
  • LEDs have no moving parts and, unlike CFLs, they contain no mercury.

4. Seal and insulate your home.

Sealing and insulating your home is one of the most cost-effective ways to make a home more comfortable and energy efficient -– and you can do it yourself. A tightly sealed home can improve comfort and indoor air quality while reducing utility bills. An InterNACHI energy auditor can be hired to assess envelope leakage and recommend fixes that will dramatically increase comfort and energy savings.

The following are some common places where leakage may occur:

  • electrical outlets;
  • mail slots;
  • around pipes and wires;
  • wall- or window-mounted air conditioners;
  • attic hatches;
  • fireplace dampers;
  • weatherstripping around doors;
  • baseboards;
  • window frames; and
  • switch plates.

Because hot air rises, air leaks are most likely to occur in the attic. Homeowners can perform a variety of repairs and maintenance to their attics that save them money on cooling and heating, such as:

  • Plug the large holes. Locations in the attic where leakage is most likely to be the greatest are where walls meet the attic floor, behind and under attic knee walls, and in dropped-ceiling areas.
  • Seal the small holes. You can easily do this by looking for areas where the insulation is darkened. Darkened insulation is a result of dusty interior air being filtered by insulation before leaking through small holes in the building envelope. In cold weather, you may see frosty areas in the insulation caused by warm, moist air condensing and then freezing as it hits the cold attic air. In warmer weather, you’ll find water staining in these same areas. Use expanding foam or caulk to seal the openings around plumbing vent pipes and electrical wires. Cover the areas with insulation after the caulk is dry.
  • Seal up the attic access panel with weatherstripping. You can cut a piece of fiberglass or rigid foam board insulation the same size as the attic hatch and glue it to the back of the attic access panel. If you have pull-down attic stairs or an attic door, these should be sealed in a similar manner.

5. Install efficient shower heads and toilets.

The following systems can be installed to conserve water usage in homes:

  • low-flow shower heads. They are available in different flow rates, and some have a pause button which shuts off the water while the bather lathers up;
  • low-flow toilets. Toilets consume 30% to 40% of the total water used in homes, making them the biggest water users. Replacing an older 3.5-gallon toilet with a modern, low-flow 1.6-gallon toilet can reduce usage an average of two gallons-per-flush (GPF), saving 12,000 gallons of water per year. Low-flow toilets usually have “1.6 GPF” marked on the bowl behind the seat or inside the tank;
  • vacuum-assist toilets. These types of toilets have a vacuum chamber which uses a siphon action to suck air from the trap beneath the bowl, allowing it to quickly fill with water to clear waste. Vacuum toilets are relatively quiet; and
  • dual-flush toilets. Dual-flush toilets have been used in Europe and Australia for years, and are now gaining in popularity in the U.S. Dual-flush toilets let you choose between a 1-gallon (or less) flush for liquid waste, and a 1.6-gallon flush for solid waste. Dual-flush 1.6-GPF toilets reduce water consumption by an additional 30%.

6. Use appliances and electronics responsibly.

Appliances and electronics account for about 20% of household energy bills in a typical U.S. home. The following are tips that will reduce the required energy of electronics and appliances:

  • Refrigerators and freezers should not be located near the stove, dishwasher or heat vents, or exposed to direct sunlight. Exposure to warm areas will force them to use more energy to remain cool.
  • Computers should be shut off when not in use. If unattended computers must be left on, their monitors should be shut off. According to some studies, computers account for approximately 3% of all energy consumption in the United States.
  • Use efficient “Energy Star”-rated appliances and electronics. These devices, approved by the DOE and the EPA’s Energy Star Program, include TVs, home theater systems, DVD players, CD players, receivers, speakers and more. According to the EPA, if just 10% of homes used energy-efficient appliances, it would reduce carbon emissions by the equivalent of 1.7 million acres of trees.
  • Chargers, such as those for laptops and cell phones, consume energy when they are plugged in. When they are not connected to electronics, chargers should be unplugged.
  • Laptop computers consume considerably less electricity than desktop computers.

7. Install daylighting as an alternative to electrical lighting.

Daylighting is the practice of using natural light to illuminate the home’s interior. It can be achieved using the following approaches:

  • skylights. It’s important that they be double-pane or they may not be cost-effective. Flashing skylights correctly is key to avoiding leaks;
  • lightshelves. Light shelves are passive devices designed to bounce light deep into a building. They may be interior or exterior. Light shelves can introduce light into a space up to 2½ times the distance from the floor to the top of the window, and advanced light shelves may introduce four times that amount;
  • clerestory windows.  Clerestory windows are short, wide windows set high on the wall. Protected from the summer sun by the roof overhang, they allow winter sun to shine through for natural lighting and warmth; and
  • light tubes.  Light tubes use a special lens designed to amplify low-level light and reduce light intensity from the midday sun. Sunlight is channeled through a tube coated with a highly reflective material, then enters the living space through a diffuser designed to distribute light evenly.

8. Insulate windows and doors.

About one-third of the home’s total heat loss usually occurs through windows and doors. The following are ways to reduce energy lost through windows and doors:

  • Seal all window edges and cracks with rope caulk. This is the cheapest and simplest option.
  • Windows can be weatherstripped with a special lining that is inserted between the window and the frame. For doors, weatherstrip around the whole perimeter to ensure a tight seal when closed. Install quality door sweeps on the bottom of the doors, if they aren’t already in place.
  • Install storm windows at windows with only single panes. A removable glass frame can be installed over an existing window.
  • If existing windows have rotted or damaged wood, cracked glass, missing putty, poorly fitting sashes, or locks that don’t work, they should be repaired or replaced.

9. Cook smart.

An enormous amount of energy is wasted while cooking. The following recommendations and statistics illustrate less wasteful ways of cooking:

  • Convection ovens are more efficient that conventional ovens. They use fans to force hot air to circulate more evenly, thereby allowing food to be cooked at a lower temperature. Convection ovens use approximately 20% less electricity than conventional ovens.
  • Microwave ovens consume approximately 80% less energy than conventional ovens.
  • Pans should be placed on the correctly-sized heating element or flame.
  • Lids make food heat more quickly than pans that do not have lids.
  • Pressure cookers reduce cooking time dramatically.
  • When using conventional ovens, food should be placed on the top rack. The top rack is hotter and will cook food faster.

10. Change the way you wash your clothes.

  • Do not use the “half load” setting on your washer. Wait until you have a full load of clothes, as the “half load” setting saves less than half of the water and energy.
  • Avoid using high-temperature settings when clothes are not that dirty. Water that is 140 degrees uses far more energy than 103 degrees for a “warm” setting, but 140 degrees isn’t that much better for washing purposes.
  • Clean the lint trap before you use the dryer, every time. Not only is excess lint a fire hazard, but it will prolong the amount of time required for your clothes to dry.
  • If possible, air-dry your clothes on lines and racks.
  • Spin-dry or wring clothes out before putting them into a dryer.

Homeowners who take the initiative to make these changes usually discover that the energy savings are more than worth the effort. Termite Control in the Home

Wood-destroying insects and other organisms can cause serious problems in the wooden structural components of a house, and may go undetected for a long period of time.

New Construction

All chemical soil treatments, bait systems, and chemical wood treatment must be approved by the Environmental Protection Agency (EPA) and applied in accordance with the EPA label’s instructions. In some cases, it is not feasible for a builder to arrange for soil treatment. In this regard, the International Residential Code (IRC) by the International Code Council allows a builder to utilize pressure-treated wood as a measure of termite protection. If pressure-treated wood is used, however, it must be used in all framing members up to and including the top plate of the first floor’s level wall. This includes the sub-floor and floor joists of the first floor. The use of pressure-treated wood in only the sill plate is not acceptable. In such cases, the builder must provide the lender with a letter stating that the house is protected from termites by the use of pressure-treated wood. The builder must also provide the home buyer with a one-year warranty against termites. The use of post-construction soil treatment where the chemicals are applied only around the perimeter of the foundation is NOT acceptable in new construction.

Appraiser’s Observations

Appraisers are to observe all areas of the house and other structures/areas within the legal boundaries of the property that have potential for infestation by termites and other wood-destroying organisms, including the bottoms of exterior doors and frames, wood siding in contact with the ground, and crawlspaces. Mud tunnels running from the ground up the side of the house may indicate termite infestation. Observe the eaves and gable vents and wood window sills for indication of the entrance of swarming termites, and note excessive dampness or large areas where the vegetation is dead. Evidence of active termite infestation must be noted.

Termites

Subterranean termites are the most damaging insects of wood. Their presence is hard to notice, and damage usually is found before the termites are

seen. Prevent infestations because if they occur, they will almost always need professional pest-control service.

Signs of Infestation

Hire a qualified InterNACHI inspector to inspect for termites or other wood-destroying organisms. Generally, the first sign of infestation is the presence of swarming termites on the window or near indoor light. If they are found inside the house, it almost always means that they have infested. Other signs that may be found are termite wings on window sills or in cobwebs, and shelter tubes, which are tunnels constructed by the termites from soil or wood and debris. Usually, wood damage is not found at first, but when it is found, it definitely reveals a termite infestation. Anywhere wood touches soil is a possible entry into a home for termites. Examine wood which sounds dull or hollow when struck by a screwdriver or hammer. Inspect suspected areas with a sharp, pointed tool, such as an ice pick, to find termite galleries or their damage.

Control

Control measures include reducing the potential infestation, preventing termite entry, and applying chemicals for remedial treatment.

Inspection

Inspect thoroughly to determine if there is an infestation, damage, and/or conditions that could invite a termite attack, or the need for remedial control measures. The tools and equipment needed for an inspection include a flashlight, ice pick or sharp-pointed screwdriver, ladder, and protective clothing. Always hire an InterNACHI inspector for your inspection needs, as they are trained by the highest standards in the inspection industry.

Outdoors

Check the foundation of the house, garage and other buildings for shelter tubes coming from the soil. Look closely around porches, connecting patios, sidewalks, areas near kitchens and bathrooms, and hard-to-see places. Check window and door frames, and where utility services enter the house for termite infestation or wood decay. Also, look behind shrubbery and plants near walls. Pay special attention to areas where earth and wood meet, such as fences, stair carriages and trellises. Open and check any exterior electrical meter or fuse box set into the wall, a common point of infestation.

Indoors

Carefully check all doors, window facings, baseboards, and hardwood flooring. Discoloration or stains on walls or ceilings may mean that water is leaking and can decay wood, and this can aid termite infestation. It is very important to inspect where plumbing and utility pipes enter the foundation and flooring. Also, examine the attic for shelter tubes, water leakage, and wood damage.

Prevention

Many termite problems can be prevented. The most important thing to do is to deny termites access to food (wood), moisture and shelter. Follow these sugestions:

  • have at least a 2-inch clearance between the house and planter boxes, or soil-filled porches;
  • elimiate all wood-to-soil contact, such as trellises, fence posts, stair casings and doorfacings (they can be put on masonary blocks or on treated wood);
  • separate shrubbery from the house to help make it easier to inspect the foundation line;
  • use wolmanized wood (pressure-treated wood) so that rain will not rot it;
  • seal openings through the foundation;
  • remove wood scraps and stumps from around the foundation;
  • have at least 12 to 18 inches of clearance between floor beams and the soil underneath.

Chemical Treatment

Termite treatment often requires specialized equipment. Therefore, it is recommended that you always use the services of a pest control operator because he is familiar with construction principles and practices, has the necessary equipment, and knows about subterranean termites.

Exterminating Termites

If you think you have a termite infestation in your house, you need to call a structural pest control company to conduct a professional inspection. To find a company, ask friends or coworkers for recommendations, or check the Yellow Pages. If the inspection finds evidence of drywood termites, you have several options, depending on the degree of infestation. Fumigation and heating of the entire house are the only options that ensure eradication in the entire structure. If the infestation is contained in a small area, local or spot control may be effective. However, hidden infestations in other parts of the structure will not be eredicated.

Total (Whole-House) Eradication

For the heat method, pets, plants, and other items that might be damaged by high temperatures must be removed. The house is then covered with tarps, and hot air is blown into the tarp until the inside temperature reaches 140° F to 150° F, and the temperature of the structural timbers reaches 120° F. The time to complete this procedure varies greatly from one structure to another, depending on factors such as the building’s construction and the weather conditions. The procedure may not be practical for structures that cannot be heated evenly.

Local or Spot Control

Local or spot-control methods include the use of pesticides, electric current, extreme cold, localized heat, microwave energy, or any combination of these methods. Local or spot control also includes the removal and replacement of infested structural timber. These methods are intended to remove or kill termites only within the specific targeted area, leaving open the possibility of other undetected infestations within the structure. These treatments are NOT designed for whole-house eradication. Any pest control company that claims whole-house results with local or spot control methods is guilty of false advertising and should be reported.

Local or spot treatment with pesticides involves drilling and injecting pesticides into infested timbers, as well as the topical application of toxic

chemicals. The electric-current method involves delivering electric energy to targeted infestations. For the extreme cold method, liquid nitrogen is pumped into wall voids adjacent to suspected infestation sites, reducing the area to -20° F. The localized heat method involves heating infested structural timbers to 120° F. The microwave method kills termites by directing microwaves into termite-infested wood.

If you see the following signs in your house, you might have termites:

• sawdust-like droppings;

• dirt or mud-like tubes or trails on the structure;

• damaged wood members (like window sills); and

• swarming winged insects within the structure, especially in the spring or fall.

Attic Ventilation

One of the most common problems I encounter in the majority of my home inspections is the lack of attic ventilation. Attic / roof ventilation is probably the least understood requirement necessary for achieving a healthy home in Massachusetts. Most homeowners do not understand the full meaning and benefits of proper attic ventilation. There’s also a lack of understanding in how to properly size and position roof vents for an adequate air flow under the roof cavity.

Proper ventilation is absolutely necessary and vital, not only to the health and well being of every home, but also to every home’s occupant. Anyone who has been in an attic knows that attics get very hot! If the heat in the attic is allowed to sit there and not ventilate, it will conduct heat into the house, or, at the very least, prevent the heat in the house and attic cavity from escaping. Without adequate ventilation, your home will encounter problems such as rapid shingle deterioration (from melting), mold build-up throughout the attic, wood rot and delaminating sheathing, mildew, peeling exterior paint, rusty nails, energy losses, and many other problems that are often the direct result of inadequate attic ventilation. Wood boring insects such as Termites and Carpenter Ants are attracted to moisture buildup that is often caused by any inadequate ventilation.

Ironically, improving ventilation conditions can often be accomplished with low to moderate cost expenditures. Once my clients understand the problems associated with poor ventilation, there is usually a willingness to make these improvements as soon as they move into their new home. When there is significant damage from poor ventilation such as curling of the roofing shingles and delaminated roof sheathing with substantial mold or mildew buildup, improving the ventilation becomes secondary to repairing the damage first.

The most economical answer to this problem is to ventilate the attic. Moving air through the attic will absolutely reduce the temperature in this cavity. Most homes have passive attic ventilation in the form of a ridge vent at the peak of the roof, soffit vents in the eaves and gable vents at the top outside gable ends of the home, or some combination of these vents. Turbine and or roof vents (passive vents that penetrate the roof) are often used as a simple fix for older roofs with inadequate ventilation. The problem with passive vents is that they require some driving force – wind or temperature differential (hot air rising) – to move the hot air within the attic. Usually the hottest days of the year are the stillest, with little or no wind. Temperature differential doesn’t have much energy, so it is slow. Just when you need venting the most, the vents work least effectively. There is also the installation problem. If your roof cavity was designed without sufficient attic ventilation, adding additional passive vents may be impractical.

There are two types of air vents that I will always highly recommend: 1.) inlet air vents, also known as Soffit vents and 2.) outlet air vents, also known as Ridge vents. Having only one or the other type of vent is the equivalent of having neither vent at all. Therefore, to obtain proper attic/roof ventilation, both types of vents must be present, and in equal amounts of net free air flow.

Another very important detail to these particular vents is to make sure there are fire-proof Styrofoam baffles properly installed between the insulation and the roof sheathing. These baffles will help maintain the air flow by preventing the insulation from blocking this vent area. See “STYROFOAM BAFFLE“.

PROPER INSTALLATION OF THESE VENTS AND BAFFLES WILL RESULT IN PERFECT AIR FLOW THROUGHOUT THE ATTIC/ROOF CAVITY.

If your house does not have the soffits or overhangs and your roof stops at the outside wall, you can vent the lower edge of your roof with a “starter” vent also known as a “drip-edge vent”. This will perform just as well as a soffit vent, but remember to install the baffles as shown above
